Lots of hotties in Alabang, go to ATC mall, you will see lots of hotties there, I had dated 2 girls from Alabang (6-7 years ago) and we always go there to watch movies, you will see lots of hotties in that mall. Can not say much about it since is been a long time.Think the scene has changed in ATC mall Or could be as it was Easter Sunday but more alot of couples, families, or groups of girls and boys running around. Couldn't really take note of any girls walking around on their own looking bored and wanting company. As for the attractivess, well perhaps I'm picky, but slim and boobsy was definitely not visible. Thick and bigger were more the flock (maybe an effect of the pandemic).

Spent a good 3 hours checking out the area and visiting the nooks and crannies of the Mall. Agreed the cinema area looks like a nice play to watch a movie. There's a huge GameZone if ones company wants to be distracted or you want to make a friendly bet with your girl of loser has to provide oral pleasure later.

Any more advice on the Alabang Muntinlupa area will be appreciated. Will provide updates on the scene here when I can check things out and report.

Sorry I been very busy lately to reply here, but today I have time.

I hope everyone are having an awesome time here in the Philippines now that the borders are open.

ExpatAmerican about your advise. Honestly, I have that already back in Canada, she is been faithfully waiting for me for 4 years, she knows I have a GF in Philippines which I'm serious about, but she is still hoping it won't work out, my girl in Canada is 13 years younger than me BTW.

I'm not an old rich white man BTW, I'm in my early 40's, but I look at least 10 yrs younger from what I been told. And I'm not rich either, I work hard to save money for every trip I make. And I look more Filipino than white. Latinos and Filipinos get that alot.

Anyways, I'm tired of having open relationships, I want to settle down and have a family before I hit 45 (worse case scenario before I'm 50). Don't get me wrong I love open relationships, but to be honest for me those relationships are empty relationships, where only the woman (on my case) loves the man and put up with his shit, you will never going to love that person like a normal relationship should be. It happened to me with my girl back in Canada, I tried my best to see a future with her but because the relationship started as an open relationship I just couldn't see myself been with her in the long run and also being faithful to her, I see her more like a best friend with booty (she has a big bootie that drives me crazy sometimes). In the other hand my GF here in Philippines not only she is very attractive, smart and hardworker but we have great chemistry, and even thought I been cheating on her for 2 years, I can see her as my partner for life and me not cheating on her. Ask your wife if she has to pick you been monogamous or non-monogamous which one would she pick? I know all my open relationship exes would say monogamous and I'm sure your wife will say the same unless she likes sleeping with others too.

Once again I repeat, open relationships where the guy is sleeping with multiple women and the GF / wife is not because she is faithfully waiting for him to change is not good, I told my ex (of 4 years in Canada) multiple times to find someone else, she did it once but then she regret it and promised me not to do it again because she is still thinking that my relationship won't workout, she even told me she will wait until I get married, once I get married with someone else she will stop and forget me. I feel pitty for her and bad about it, and after this last open relationship I decided not to have anymore open relationships until I get married and have my own family.

At first I thought open relationships are good because you wash your hands and is her fault for accepting that, but then when I saw how much she was suffering and how low she became by accepting my relationship with my GF in Philippines and even promised me to be faithful and wait for me until I get married, she was willing to wait for me even after I have other serious relationships, that's how fucked up our open relationship make her change. I'm not OK with that, maybe you are OK with convincing and changing your wife to accept you, but for me I'm not OK with watching my ex have such a low self-esteem because of our relationship.

Yeah I been cheating on my GF for 2 years, BUT remember that my relationship with her right now is a long distance relationship (I know I visit her alot and I spent 40% of those 3 years with her), but is still a long distance relationship, she lives in Philippines and I live in Canada, so is not a normal relationship, so the cheating happened in those circumstances, once I propose to her which should happen soon on this trip I will completely stop all my cheating, I will actually stop in a week when I finish with my last solo trip.

After that not more cheating, you might not believe me, but remember just because you couldn't stop your cheating and be in a monogamous relationship it doesn't mean others can not do it. I agree that no one will change the way you are, it needs to come from you, from within you, only you can change it, and I'm willing to change because I want to have a family and get married.

Weather is pretty uncomfortable, so personally I don't do too much in the daytime. Today was 94 F. Hotel pool is a good place to be!

Near the action? I don't know of all the well known areas of action like some of the active members in this sub forum (WestCoast1), but Malate has alot of action, whether freelance, clubs, or KTVs. I haven't been to any of them here in Malate, but seems like it is a good scene. I'm staying at the Sheraton Manila Bay, maybe one of the pricier hotels of Manila, but not prohibitively expensive in my opinion. It is definitely near that action. None of the girls that have come here were gogo, pro, or freelancers. Never were they asked to sign in, or show any vaccination card. They text me when they are in the lobby, and sit in one of the few chairs only a few feet from Reception. The hotel staff, perhaps respects the hotel guest enough to not bother the visitors.

I'll get around to making a field report on my one evening enjoying P. Burgos Street in Makati, which definitely is an area of action.

Might as well write a small trip report about this. I went to LA Cafe in the middle of the day but was almost totally dead inside. So I walked around LA Cafe and there are almost always some lower grade hookers to be found around this area I am a hooker aficionado.

I enjoy $10 hookers just as much as $1000 hookers. Its all about the experience. The first girl I saw was not acceptable however they ushered over another girl who was acceptable. We agreed upon a 1500St price but the mama san wanted a 500 tip which I agreed to and I explicitly told the mama I would pay the rest after to which she agreed. I went to the short time room mentioned above but before the deed she requested the money up front to which I replied "no way in hell". Yes but it is quite expensive for quality. If you don't mind the subpar materials and so so workmanship top floor divi usually run about 5 k for jacket and pants.

It worked out quite well and I was guaranteed good materials. Just make sure they use decent cotton. Quality material by the yard can be found by contacting tailor colleges back home and the shop will know how much you need just by looking at your body size.

I just got back from a 6 day trip in Manila. I stayed at the New Coast Hotel which is 2 blocks from LA Club. What a wonderful hotel! Highly recommended. I got the free breakfast options, and the breakfast was amazing, pool Amazing. Everything top notch. For about $60 a night. Incredible deal. I found myself going back to the Club most nights. I have to say that the club does a lot of pressure sales, is the negative, but it's a fun place to be. The waitress there are their to make commission on you while you try and talk to the freelancers. So if you try to look at it like that, then those ladies need some of your dollars too. Most every night, the CLUB was packed. Thu-Fri-Sat the upstairs was open with a live DJ. I went upstairs on a THU and it didn't take long for the ladies to stop by. The time it took me to get to know two of the ladies was about an hour and my bill to the club was about 3,000 peso which is about $60, this after buying drinks for me, the two ladies and the waitress wanted me to buy rounds for them. So be careful you don't get roped in too deep with all the pressure sales from the wait staff. You just got to be strong and say no. Freelance prices ranged from 2000-5000 quoted out loud sitting at the table, girls looks hot there and a lot of fun. The smoke was HEAVY there, alot of smoking and you will smell like smoke when you leave. I was reading in another thread, and I did not see hardly any freelancer hanging around the Robinson Mall, they all seemed to be at the Club. Since the club is open 24/7, I dunno why you would not just go to the club, I went there at 10 am one day and had two drinks and played pool, and there was STILL freelancers in that place at 10 AM, like maybe 10 of them. At night time, there was too many to count. Maybe like 100-150 roaming around to about 20-25 guys. You have crazy ODDS. My recommendation, is don't sit there and let them come to you, that wastes time, walk the room and ask them to come sit with you so you get what you want without wasting time.

With breakfast more expensive not free with room. However king room I got comparable to 5 star. They have turn down service as well. Since it is a casino hotel nobody checks coming and goings although I suspect they have cameras everywhere.

After all night fun nothing beats McDonald's big breakfast down the street.

Usually I stay with my online contact girls but have gone to LA Cafe to just check out the scene but not take anybody.

Agoda usually does not include taxes and other small charges. Check your user settings. Agoda has settings to change default displayed pricing between base price per night, total price per night, total price per stay etc. There are also settings to automatically include any credits you may have accrued.

Despite all this I'd agree that it's common to actually pay a couple of dollars more than advertised especially if you are not paying in the host currency or USD.

As an aside, as there is not much happening on the Phils thread today. All of my NCR regulars are still in the same boat. The pandemic caused the foreigners to run away. Only one of my regulars had an NCR expat who lives there as a client. After the pandemic started he mostly dropped her as a regular, taking her only every few months (over-supply issue I would guess). All of my regulars were previously involved in the Burgos biz, and all rued the disappearance of the 2-week warriors. Apparently the re-opening has not see the large influx of the warriors. The regulars' overseas sponsors stopped sending remit long ago.

Gents: Dust off your passports.I think this happened in many markets. I've just returned from Bali, Indonesia, arriving on one of the first approved tourist planes. The place was devoid of newbie tourists, mostly domestic and mixed couples returning home ie very few of the usual cashed up gullible tourists that the girls rely on. However, many girls from other regions had arrived expecting plane loads of customers who never came. Most ran out of time and / or money and returned home after a couple of weeks. Although prices has stayed the same pre / post pandemic, only a select few are still getting those rates (they seem to be surviving on their regulars). It is a buyers market, and you can offer some outrageous rates. It pretty much becomes how low can I go without feeling the guilt of taking advantage of the situation.

I would recommend if you want to be away from Makati. For my experience, I never thought the taxi ride to Makati (Greenbelt or P. Burgos) was long, but it was always well into the evening the 2 times I went there and traffic was very light. As for Malate, and the area near the Sheraton, I never went to any of the karaoke bars, or to L. A. Cafe. On the same trip, I also stayed at the Peninsula. I prefer the Sheraton.

I used some of my Suite upgrade certificates, and was very pleased with my accomodation. Homeless in Malate? - yes, there are a few here and there. Absolutely not an issue.

Never used the gym at the hotel, but definitely enjoyed the pool. I thought it was quite nice.

Apologies but I'm not the drink til 12 pm take girl home fuck till 2 wake up about 12, fuck some more, eat and watch TV, get ready to repeat and do it all again type guy. In my hometown its up by 7 at least off to work 9-5, come home eat relax and crash.

Now its no good saying when I'm on holiday I can relax and sleep in etc. It just don't work. Body clock goes get up at 7! Also I have a very active job so both physical (of a different kind) and mental stimulation is needed.

If not, go where it is. There are many, many other things to do in the PI and the internet now delivers girls to areas away from the traditional supply sites.

If agree that there would be little worse than spending 24/7 on Walking Street or Burgos for weeks on end. That's why I go to the provinces as well and do other activities that interest me (quite often with a girl in tow).

Think the scene has changed in ATC mall Or could be as it was Easter Sunday but more alot of couples, families, or groups of girls and boys running around. Couldn't really take note of any girls walking around on their own looking bored and wanting company. As for the attractivess, well perhaps I'm picky, but slim and boobsy was definitely not visible. Thick and bigger were more the flock (maybe an effect of the pandemic).

Spent a good 3 hours checking out the area and visiting the nooks and crannies of the Mall. Agreed the cinema area looks like a nice play to watch a movie. In all cases (unless you go to a family one), you can ask the mama to separate the ones who may be willing to go out. Now that doesn't mean that she will, but at least you eliminate the ones who will not (although I have had a couple who would not go then changed their mind later). One thing to note is that if the girl does not like you she does not have to go. In China the way it works is that you pay for the room, they bring drinks and snacks (keep an eye on that), then the girl will cost to sit with you. If she decides not to go with you, you must pay her for the sitting time that can be almost all night if you want, but normally it's a fixed fee. Then if she wants to go with you there is a short time fee or a long time fee, long time being all night. I am over 80 years old and never had a girl decide not to go. Yes I have some that were better than others and couple real disappointments, but usually works out pretty well. In general, be polite, be fun, don't be overly aggressive, play the games (dice, etc and you really can't go wrong. I seem to recall a local news story some time ago that the building was going to be re-purposed, but was unable to find that story when I went looking for it.

It was an interesting complex that offered a somewhat different experience than P. Burgos or LA Cafe, so choice was good. I guess it will take a few more years of hopefully improved stability before we see more options like this again.

Just back from two weeks in the Phils. Some thoughts and commentary.

I started in Cebu. Four days at Quest and then to the Seda. The Quest wifi frequently didn't work and the tv never worked so I moved to the Seda, formally the Marriott.

Cebu is a dating site town. I had lots of matches and chats etc and the distances were short but there seemed to be a larger percentage of girls 'looking for serious' than normal. This made for heavy work. On the second day however, I met a 21 yo, 92 lb beauty and she stayed for a few days. Beautiful and accommodating. But I'm a short timer at heart.

Tiring of endless texting I flew to Angeles. $220 with PAL! Four nights at ABC on Expedia was about $140 a night. I ventured into a few bars but was turned off by the low class demeanor of the bargirls with their forced good time attitude and the endless pressure to choose. It had been so long since I had been in the bar scene that I forgot what turned me off about it. Actually, there is a solution. If the stage is a little bit distant from from the punters, this allows you to choose without the constant eye contact of the girls. Gold and Lollipop were reasonable options for me, however, I was thinking of the little honey in Cebu and I flew her up for a few days which was great.

Day game: Actively searching for attractive girls on the street. I like to engage in this as a nice part of the combo of hookers and dating site girls. It means the pot is always boiling. There's always possibilities. I find the the petite Filipinas with their demure ways very attractive as I walk the streets of Makati and over the years have had some unforgettable experiences. Problem: Masks. Makati is still relatively empty. I think there's still a mask mandate in the NCR. And the girls that are around are masked. So you can't see their faces and therefore what's the point.

Nice trip but definitely not the equal of trips in years before the pandemic.

And that is Air Force One / flight 168.

Really sucks. That was just the best place over the years. I always got surly and crappy service at the Quezon places (Kremlin, etc.). Flight 168 was the one place with always good looking girls and always nice.

I like good in-call places the best. No fooling around with lady drinks at bars. No fooling around with questionable street walkers. No walk of shame at your accommodation. No looks from the staff after calling a massage girl to your Airbnb. No screwing around with often unproductive interactions on dating sites (though dating sites certainly produce, it's just that it takes a little bit of work). No passing furtive notes to waitresses. You just get in there, have a great experience, and you are ready to face the rest of your free time with a smile on your face until next time you go back.

Sadly it looks like the end of an era. Really sucks.

There are a few clubs close to each other (not connected in any way) however, once they get you in the door they hit you with a cover charge, I don't remember the exact amount but it was around 1,500 php I think? One I went in was Titan Z which is in that area, but this was a fair while ago. Plenty of reviews on Google stating people feel they'd been ripped off. Taxi driver took us there from Edsa when colleague asked him to take us somewhere fun once that had closed, driver was obviously on a huge commission as he offered to wait for us.

WC.On my previous visit in April I noticed similar but also more business like. Its why I didn't report, a dud trip except for two regulars, both GFE as usual. But your outbound trip from Manila, is that domestic? Are you flying from Manila to Cebu / Surigao / other (domestic)? That might require you to go thru arrivals Immigration at NAIA, then transit to your MNL-Cebu domestic flight (possibly a taxi ride to a different terminal). Once thru Immigration, you could depart the airport for your short-time, then return to the airport for your domestic flight to Cebu.

If your outbound trip from Manila is to a foreign country, then you will probably not pass thru arrivals Immigration; you would probably just head to your International flight gate, and you might not be able to depart the airport.

If you purchased your tickets online, you might already have received instructions on whether you are transiting (internationally only) or arriving (domestic flight), and how to collect your luggage. Alternately you can contact any travel agent in the US and give them your flight info, and they can tell you if you will be able to depart the airport and return. Hello everyone, got back from another eventful trip in Manila a week ago, but was unable to post as I was down with covid.

Since it was business trip, I could go out hunting only on one night. Played safe, went to LA Cafe. Nowadays, there might will be more controls. For arrivals, you need to meet the Philippines arrival requirements as well as your final destination arrival requirements. So I am not sure if you can get back into the terminal on the return. Some places still require a PCR test.

For my trip to Manila I can't think of any reason why I cannot clear immigration for a few hours. I arrive, I enter with the standard questions. Why are you here?, how long you stay? To that last question I just say "one day".

I already will have my outbound boarding pass so when I return to airport I'll just go directly to security and depart.

For my trip to Manila I can't think of any reason why I cannot clear immigration for a few hours. I arrive, I enter with the standard questions. Why are you here?, how long you stay? To that last question I just say "one day".

I already will have my outbound boarding pass so when I return to airport I'll just go directly to security and depart.

I have booked a flight to Jakarta next year via Manila because it was the cheapest. Toronto to Manila-layover of 10 hours then to Jakarta. Coming back will stay in Philippines for a couple of weeks. It will be horrible to spend 10 hours at the airport. Manila airport does not have day rooms or hotels connected to rest.

They were all stopped at immigration and sent to the transfer area / transit lounge. One guy didn't even say he was staying for a few hours, when they scanned his passport, it pulled up his departure flight 12 hours later and he was detained. From what I could tell, this was a new rule for COVID. So if you really want to exit, contact the airline and immigration ahead of time. Otherwise risk being detained or worse when you try to exit the country.

I have done that once before, it works if you have a living partner or wife waiting for you in the province, you can just tell her that you will arrive late in Manila (but of course arrive early) and you had to wait for your next flight 9-10 hours at the airport (tell her you didn't have load since you just arrived in the country, so she won't call you). The reason you might lied about spending a night in Manila is because maybe you need to be urgent on her province and you need to arrived there ASAP, there is no time for stopover in another city or anything, but since the cheapest ticket available (you are not rich BTW) is a ticket with a stop in Manila for 7 hours, you say: "fuck it! For hotels we are wanting something decent for the first few nights in Makati to settle in and get over the jetlag (coming from Canada) We have checked with several hotels about their guest policy and it seems the majority are replying that guests need to leave by 10 pm including City Grand which is at the top of our list. That one gets mentioned quite a bit on here, has this been the experience that guests have to leave by 10 pm?

Most places in Makati, including condos, have gone back to the old system of your girl giving up her ID with the door guard and signing in for the evening, and getting the ID back when she leaves.

Although supposed to be a regular meter taxi he said fixed price of 800 pesos. I told him I am not paying more than 400 whether he turns meter on or not. At last he accepted grumbling about traffic and why needs the money. In in my one ear and out the other.

Manila Hotel has been refurbished. Nice hotel and room. One of my DIA girls is supposedly to meet me at the airport. When texted complained she does not any money and I need to send money for her fare which I had refused before. Anyway one of my back up agreed to meet me at the hotel. Pic attached. When it re-opened as Bourbon some months back, as you entered the front door, the old long dance stage, running front-to-back (and parallel to Badajos St) was gone. There was a new wall, cutting the bar in half, running perpendicular to Badajos, with a door. You walk thru the door, and the new stage was in the far rear of the bar (where the old Bourbon DJ / CR area was), running perpendicular to Badajos. 2-ish months ago they took out the wall. Now the place is one huge room again, like the old days. That's the layout.

My experiences in it since re-opening are all the same. Bit pushy from the mama and girls to buy them drinks. There are a LOT of girls in there, and rarely more than a few guys there (in fact never saw 5 guys in the place at the same time. Majority of girls are a bit overweight. There are still plenty of lookers, due to the large number of girls. Just estimating, 40-50 girls most nights. The number of girls has been increasing for months.

Recently inside I noticed two of the former Lion's Pride (formerly WowWow) bar girls inside (the entire time LP was operating, I only saw 2 attractive girls worth doing). One of the former LP girls went from working at LP its last operational evening, to dancing on the stage at Maison 2 nights later (average face, killer hard bod).

However businesses can set their own rules. Hence, if the guard at this or that business denies you entry until you put on a mask, then just put the stupid thing on (that includes a mall, and that includes even if he is wrong). Arguing just delays yours (and others) entry.

OTOH, masks are still required in all PUV (tryke, motorella, moto-taxi, jeeps, regular taxi, Grab taxi, and pedicabs, to name a few).

GE.I was in AC about the same time as you. I continue to maintain that AC is an odd island in the country. Only about half the people were wearing a mask, and of the ones who were, many were wearing it below the chin. This was at a time just after the President dropped masks for outdoors, so that made sense. Upon return to NCR a week after, there was a clear delineation. Everyone was wearing a mask (on occasion on Burgos I'd see 1-2 foreigners walking together and not wearing a mask, and on occasion I also skipped taking a mask outside with me).

Upon arriving in the province, about 95% are still wearing a mask. A few weeks ago one of the malls dropped its mask-entrance requirement, and nothing changed; everyone is still wearing a mask on the street and in the mall (have not see anyone not wearing a mask in any of 4 malls).

Had coffee with a mate last week. He is a solid anti-masker in theory and in his heart. Yet I never see him anywhere without his mask, including outdoors. There is no reason to wear a mask in the coffee shop, nor in the mall where the shop is. As we rose to depart we both grabbed our masks and put them on. I inquired: Why are you still wearing a mask? The mall and store don't require it. The government dropped it inside and out. Why? "Habit. I feel naked without it. I can't stop the feeling. Two years of this. I hate it". Another reason I hate the mask: I love pinay faces. Beautiful. And the room lights up when they sing or smile. Can't see it anymore. And the one's I haven't met, I want to see their full faces. Exotic, can only see their eyes. Makes me want them all the more. They show their tummy, but not their face. Sexual hypocrisy?

* A completely useless gesture, wearing a mask under my nose, as even if I had any infection, the mask would be of little mitigating help to anyone. Like a blind man, in a dark room, chasing a black cat, that isn't really there.

However its important to note that if they are from us, its quite possible they include LAC and Burgos St girls, who are possibly less attractive and go for lower amounts. SA girls might be the younger / guapa types who would command more. However, Goferring is correct, everything changes when the girl thinks your boots have touched pinoy concrete.

LA Cafe.

Small, Quaint Place. Smaller and a bit more lower-end than I expected, yet this was a pleasant surprise.

Arrived on a Saturday Night, just after midnight. The place was full, yet not overly busy. Was informed by staff that Friday Night was the busiest night of the week. As I entered the main room, when to the bar to get a drink and bartender got a waitress to take my drink order and they got me a chair so I ended up sitting at the bar. Was sitting near the area that the servers ordered drinks and began to look around. Nice to see many ladies looking my way with smiles and inviting looks.

Relaxed for a few minutes in my seat and awaited an indication on payment for the drink. I eventually got the attention of the server and asked for a "check bin" after ordering an additional drink, so I could walk around and check this place out. The server seemed a bit disappointed that I was "cashing out". Gave her a 50 peso tip and she was happy.

Proceeded to walk around to see what was out there. Not much going on in the main area or side areas on first level. Proceeded upstairs, where there was an average sounding cover band performing. There were more ladies upstairs, mostly either sitting down or standing around looking for guys to talk with. A couple of ladies had an extra spot with a good view of the room and band, so I sat to relax and observe.

Initial observation was it seemed like a bar full of Pro's, Pros. There were a few that seemed on the more innocent side, but mostly Pro's.

Chatted and bought drinks for a few girls, found one I liked and was eventually brought into the inner circle of other "regulars" that were still hoping to hook a customer. Drank, enjoyed live band. The girl I ended up with was cute, 25 years old, and 5 feet tall, about 90 pounds. Stayed all night at hotel, two pops.

Would go back to this place, but nothing all that special. Pattaya is a much better option, yet I like Filapinas.

I've only been to Manila once a few years before the pandemic and visited LA Cafe which wasn't very impressive.Royal Club in Makati, on Gen Luna St, between Makati Ave and Gramercy Residences. Multiple reports of such in the Makati thread. Its a regular bar, with a mix of pro's / semi-pro's tossed in. You pay a consumable fee upon entry, get your own table, then consume food / drink till you've hit your entry fee limit. I think that's how it works (caveat: never been there, but others have reported on the place and had success).

The entrance fee you pay is for one ticket which you can exchange for a drink and you are welcome to use any of the standup tables that aren't reserved. If you want to sit at a table then you pay varying amounts based on location and size. The entry fee is fully consumable, if you exceed the limit you can buy more food / drinks. However, you don't get a refund of any unused entry fee at the end of the night. If you know you have extra consumables just invite one or a dozen of the many women around to help you consume and have fun from there.

What's the build quality of MNL apartments over time? Elsewhere in Asia, it pretty normal for them to look great upon sale, have faulty fittings after 12 months, mouldy paint and wiring issues after 5 yrs, etc. Durability is nowhere near what is expected in the West. Is this a problem in MNL too?

Is this a problem in MNL too?Its a problem anywhere in Philippines. Standards are much lower than in the West. As an example: Gramercy and Knightsbridge. I wrote here some years ago about a unit in Gramercy that was falling apart at that time. Its history was short and not sweet. I was only there for a 1-week Burgos warrior stint. Within 24 hours I had to call up the maintenance engineers several times for differing things. Lights and electrical fittings didn't work, plumbing was poor. It was a comedy of errors. Two light swtiches, the switch on the left didn't turn anything on / off. The right switch worked fine. The maintenance guy fixed it quickly and left. For fun after he left, I switched on the right-hand switch and it didn't work. Front desk: Send that engineer right back up, please. Additionally the aircon is located at the floor (not the ceiling) and blows directly on the bed, cracks in the walls in the unit and hallway, and so on. All on a building that was relatively new. At one point the building maintenance guy told me to call a private contractor, which the owner sent over. After the contractor worked on the issue I offered him a coffee and we chat. "Poor design. This place should be Manila's finest. This unit was unoccupied for its first year, then occupied for the past 1 year. Problems and problems". You've been here before. "Oh yes I fixed many things for the owner". To cover cracks in the wall inside the unit, the owner had wallpapered. 1) It was ugly wallpaper, and 2) Whoever did the wallpaper job installed it poorly, crooked. Then later someone tried to wallpaper over the wallpaper. That's an owner thing, but it points to structural issues: he had to wallpaper over cracks caused by regular earthquakes.

KB: My go-to place in Makati, as its rather a classy joint. But many of the units I rent have similar cracks and inoperable things inside, requiring fixes. I think its less than a decade old.

Province: Ayala completed its first residence there. I watched it being built for several years from nearby hotels. Everyone ooohed and ahhhed. I rented a unit for a week during its first year. Everything seemed up to spec (which is rather a low bar in all studio units -- tiny CR, tiny kitchen area, not enough room to have your standard Westy 5-some vaxxing session, and so on) and the entire building had a nice sheen to it. I remember thinking at the time: Give it time, in a year this place will be run down in one or another form. Six months later I was back and noticed cracks in the walls in the hallway and unit. The owner was checking me in. "We had earthquake few months ago". Big earthquake? "No. I was here. I didn't leave the unit". So a small earthquake in the first year made the walls inside and outside the unit crack. Didn't Ayala offer to fix this? "No sir". Did you ask? "No sir". Isn't there some kind of first-year warranty? "I don't know". Fixing cracks in the wall is no easy process; the crack must be spackled and at least that wall (and maybe all interior walls) might need to be repainted for uniformity, requiring the occupant (s) to get out for 1-2-3 days. Haha or wallpapered!

In addition one of the electrical outlets didn't work. The building engineer could not make it work after the earthquake. The owner had purchased a long electric extension cord, snaked it across the room from an operating outlet to the non-operating outlet area, making it difficult to negotiate my way from the bed to the CR at night without tripping over the cord. The cord ran right down the middle of the studio unit (owner's fault, not a design flaw, except that the earthquake-broken outlet that could not be fixed is a design flaw). I went to the hardware store and purchased a second long extension cord, daisy-chained the two cords, and ran the cords along the wall to get them out of the way. Over the years I rented there several times, sometimes in the same unit, and have watched the place go downhill in the same way. Its only about 6 years old, and all the usual deterioration have occurred in ways that my Western properties never experienced in more than a decade. For example, in one of my home country's States where I live, we have more severe (and frequent) earthquakes. Why have none of my Western houses or apartment walls ever cracked? I have lived in single-fam homes and high-rise apartments for long periods of time.

In the same province, another company completed a similar residence a year prior to pandemic. I stayed there last year again. You can see the exact same deterioration issues happening at the same rate. Its the newest and most advanced residence, with fiber run from the ground floor to each unit (150 mbps, yummy). Yet on day 2, the toilet clogged. I borrowed a plunger from the front desk, used it, and returned it. It is telling that the front desk keeps a plunger for the unit owners. The next day, same issue. Guard: "Are you using toilet paper sir?" Yes, the owner was kind enough to have left me SIXTEEN ROLLS! The owner must have spoken to my brother-in-law about me being full of sh*t. Guard: "Sir, we don't use toilet paper here". What? Its an expensive, high-rise, deluxe residence. "Yes sir. But no tissue paper in the toilet". Why would the owner put a roll of paper on the mounted holder next to the toilet? This time the guard sent a maintenance guy with a bigger plunger, who said: "Don't use toilet paper in the toilet. Put it in the trash bin". I msg'd the owner and asked about this. Owner: "Bola. We were told the toilets can handle tissue. I will call admin". Later, on my way out, I ran into a foreigner in the lobby. We stopped and spoke. As we spoke, the guard interrupted: "Sir. Sorry before. I guess you can flush the toilet paper". Um, thanks. The owner must have questioned Admin about it. The other foreigner laughed and asked if I was having toilet issues. "Best to buy your own plunger. Be prepared to use it about every second or third crap you take if you use toilet paper. Alternately, crap and flush. Then wipe and flush a second time just for the toilet paper. Flushing twice like that reduces the number of plunges". Serious? Flushing twice defeats the purpose of installing low-volume (Gallons Per Flush) toilets. They built a modern Hi-tech residence, and put in low volume toilets? "Haha yes. Welcome to Philippines!

Spire. In Makati, Century City. Brand new, not yet occupied. Still being completed, located between Gramercy and KB, next door to Centuria Medical Center. Black building. I got mall touts from agents trying to sell me a unit middle of last year. "We are the same company that built Trump Tower. Our designers and architects are the best in Philippines. Spire is built to a higher standard!" Finally I accepted a viewing. The two agents took me past the door guard to the front desk, telling me that they wanted to show me 2 units.

Once in the studio unit I was not impressed. It was the same size as the unit that I was living in (21-ish sq M), the exact same shape, the exact window placement and size, and the exact same CR as in my unit. It was naked, no furniture or fixings. The exact same kitchen layout (small single sink, about 1 sq meter of counter space). Nothing about it appeared any different than any other condo studio unit that I'd ever seen. I asked: What is different about this unit as to any KB studio? "I don't know sir". You said that these units were to a higher standard, designed by the best architects, and designed after Trump Tower. What did the architects learn from KB and Trump Tower, what improvements did they make? "I don't know". That is seriously the answer of a sales person looking to not sell something (I would later find out just how wrong I was about that).

Looking around, there was an electrical outlet shortage. I pointed out that the side of the room with the aircon unit (the wall adjacent to the back wall; the back wall is where the window is facing the street) had an electrical outlet, requiring the headboard of the bed to be placed there, so you could charge your laptop and phone while using them in bed. "Yes sir". There was a shortage of such outlets on the opposite wall. Where will you plug in your TV, cable box, wifi router, etc? "I don't know. . . ".

Not impressed, they showed me the 1-bedroom unit. A much better kitchen, with a much larger sink (and no cupboard directly over it, meaning you can lean over the sink and wash dishes without hitting your head). Also there is more counter space for cooking equipment and food preparation. In both the sala and bedroom I thought they were short by at least 1 electrical outlet, and I am being kind by saying that. The Western standard is a 4-plug outlet every 2. 5 meters, with additional outlets in the kitchen area.

There was no balcony on either unit. Ma'am how much is this unit? "14 million". And the studio unit? "16 million". Um, do you have that backwards? "No sir. The studio will reduce by several million if you can pay cash. Same for the 1 bedroom unit. If you can purchase 4 or more units we can give a bigger discount". She told me the lower half of the building would be business offices (I would guess call center), and the top half condo units (more later on this). The building is as tall as KB, Gram, Diamond, and TT.

And finally at another residence in the Century area. Tiny, odd-shaped units, hard to describe. My fav broken fixture: The hood, the fan over the stove, designed to collect smoke from your oily cooking and vent it outside. I couldn't make it work right. I contacted the owner (who lives in the unit when its not rented out). He contacted the building maintenance. The engineer showed up to fix it. He made a comment about it not working and I was busy with my laptop. He got it working BZZZZZZZZ, all good. When he turned it off he pointed out that it still would not work. He said the smoke would get pulled up by the fan, then pushed back out into the rest of the interior of the unit. "There is no vent. The smoke will not go outside. You keep a window open". Wait, what? Just this unit? "No sir. All the units. No vents were installed. All of the fans will push the smoke about inside the unit". F*ck me! I told the owner, and was unaware of that. He is an original owner of the unit, for many years. Haaaaaaaa!

I am in Birch tower currently. Its been around a while I first stayed in 2019. Its well located directly opposite Robinson Place Mall. Otherwise its in good condition.From early to late 2022, about 9 months time span, I stayed for either 1 or 2 night stays in BT Malate, probably 15-ish different times. I lived in a condo nearby, and regularly I was using short time places in the area. My residence allowed (at times) only my 1 registered main squeeze (NCR's stringent and cyclical lockdown requirements). At other times they allowed guests, and only for a matter of hours, and during the day time only. I also stayed about 10 times at Shore Towers near MOA in the same way. About 2-3 times monthly, I was renting a place nightly.

At Shore, I found 2 owners, each with multiple units for rent (thru social media). Once contact and deets were worked out on social media, we switched over to txt msg. After meeting their caretaker hosts at shore, I was able to reduce the price. For example, they would advertise an overnight studio at Shore for p2 k. I went and paid that in cash (there is returnable deposit to be paid up front also). After 2 visits with one host and 1 visit with the other, I found them contacting me, trying to get me to reserve another unit ASAP. I would lie and tell them that I found a similar unit at BT for 1800 or 1700, and both hosts got my rate dropped at Shore to 1700 (nice for me). Shore is nicer than BT, and not yet as run down (and has faster elevators).

BT is different. You can rent airbnb, or from owners on social media. Also they have at least 3 entities on the first two floors that rent units. JMM and Regency Grand, and at least one more (seems to be owned by the Admin there). All of them rent units to walk-ins. At the time, RG was charging p2 k per night, and JMM was wanting p2250. On all of my 15-ish stints at that time in BT I was never in the same unit twice. They are all studios and basically identical. I rented these as ST places for several reasons: 1) I needed a place to take a girl who was not my main squeeze in my Residence; 2) I just felt like staying somewhere different; 3) One of my girls likes to be treated to things (in her mind) that does not involve money. Another girl I bussed in from the province for 2 nights and hence couldn't stay in my residence.

In all but one of my 15-ish BT stays, I either reported immediately or upon departure some item that needed to be fixed. All of the things GD mentioned above, electrical outlets and light switches that failed, toilet kept clogging and re-clogging after plunging (the maintenance guy plunged it and it worked fine, then an hour later I took a whiz and it backed up again; lather / rinse / repeat). Twice, just after checkin, I went right back to the RG front desk and asked for a different unit, because they told me that they could not fix the issue until another day (I was only there for the night). Worse, they were aware of the issue and did not mention it when I checked in. Worse, if I wanted another unit I had to wait upstairs in my unit until one *might* become available.

On multiple occasions at BT, I waited in a line in the lobby at BT because my unit could not be checked into because it was being cleaned. I saw group after group of Chinese and Koreans come in and rent units for up to several months, paying cash, without ever bothering to ask about the unit or viewing it. One of the RG requirements in their contract is: NO REFUNDS (or was at the time). I asked the front desk guy, if my unit had problems after I moved in on a month's rent, would they fix it or give me another unit? "Other unit can be difficult. We are very booked always. Fix maybe". Maybe? "Maybe". Can I move out and get a partial refund? "No refunds". Forewarned with this, sometimes I asked to see / view a unit first. The guy, if not busy, would show me one. I would check the aircon, ref, and flush the toilet once, then rent it. Or alternately I learned to ask the front desk guy what problems he was aware of in the unit he was about to assign me to. He had them all memorized. Once when a toilet started leaking from the bottom, dirty water on to the CR floor, he said he could not get a maintenance fix until the next morning, and no other units were available. I have to sleep in a stinky room with a toilet that I am afraid to flush all night? "You open the balcony door". Great! There were also times when GR refused to allow me to view any unit in advance. JMM *always* refused advance viewing. The RG guy showed me a list of all his units (about 35 of them) in the building. As those 35 units are all rentals, and JMM's are also, I would have some difficulty purchasing one later. Renters are hard on things they don't own. Saying: "A rental car is the fastest car on earth".

On most occasions, everything went fine, even with the broken electrical switches or cupboards or rice cooker that didn't work, I got laid every time. Keep in mind the building was completed in 2012, and I think was not fully turned over to management to start populating it until 2013, so its just one decade old. Also it doesn't have enough elevators; others have reported this also. Contrast this with Shore Residence near MOA. Not sure how old it is, but I only experienced one minor issue that I can think of (Internet didn't connect to any device; a router power reset fixed it). For everything I just mentioned about BT, I still like BT, and considered renting a month there recently, but I found airbnb prices were way up (Christmas holdover maybe), and found a much better price elsewhere.

I believe you run into two separate problems here with condos, that happen at the same time. 1) Construction standards are less, causing structural issues to show more quickly. And 2) most items purchased by the owner after taking control of the empty unit are also of a lesser standard. Furniture such as couches and beds are weaker (designed and constructed for smaller persons). The wood in many furniture items (cupboards, couches / beds, etc) is often pressed particle board. Fixtures held in place by tiny screws. And those hot water heaters for the shower in the CR, are often too small. They make several model sizes (small, medium, large) that can heat a larger amount of cold water faster. Each level up is about p1500 more on purchase. In my last SIX condo rentals, even turning the knob to full hot, gets the water very warm, but not hot. There is too much cold water coming thru the unit at once. The key is to turn down the (cold) water pressure, allowing less pressure but hotter water to come out of the shower head. And regardless of the size of the unit, they rarely last 3 years before failure. You just have to plan to replace them regularly. Myself and several of my friends in my country also have electric tankless water heaters in our homes, I have never known of one not lasting 15+ years. Its just a different standard (and its $5000 USD, not cheap).

What's the build quality of MNL apartments over time? Elsewhere in Asia, it pretty normal for them to look great upon sale, have faulty fittings after 12 months, mouldy paint and wiring issues after 5 yrs, etc. Durability is nowhere near what is expected in the West. Is this a problem in MNL too?G -.

I started investing in condo's a few years back. The one developer that is par with Western-standard is Rockwell. MEGAWORLD / SMDC and some of the Ayala properties are a FAIL as far as I'm concerned.

One of the things that sets One Rockwell apart from the rest of these developers is that the property admin is very good in maintaining the property. They seem to have a good grip about goodt customer service. I never had any issue with their security as well. The whole One Rockwell compound is restricted to outsiders after midnight.

I made a mistake and bought a unit with Megaworld: they just turned over a unit and it hasn't even been a week and the ceiling in the bathroom started leaking. The tile install was also defective. I reported this to the property admin and it took them 2 months before they could start the repair. The whole process was a nightmare.

The better way to go if you are planning to invest in a property is to rent one of the units in the same building you are interested and try it for a month. Avoid pre sale unless you are familiar with the developer. A good friend of mine also bought a property developed by MEGAWORLD and he, too, is going through his personal nightmare.

Its a problem anywhere in Philippines. Standards are much lower than in the West. As an example: Gramercy and Knightsbridge. I wrote here some years ago about a unit in Gramercy that was falling apart at that time. Its history was short and not sweet. I was only there for a 1-week Burgos warrior stint. Within 24 hours I had to call up the maintenance engineers several times for differing things. Lights and electrical fittings didn't work, plumbing was poor. It was a comedy of errors. Two light swtiches, the switch on the left didn't turn anything on / off. The right switch worked fine. The maintenance guy fixed it quickly and left. For fun after he left, I switched on the right-hand switch and it didn't work. Front desk: Send that engineer right back up, please. Additionally the aircon is located at the floor (not the ceiling) and blows directly on the bed, cracks in the walls in the unit and hallway, and so on. All on a building that was relatively new. At one point the building maintenance guy told me to call a private contractor, which the owner sent over. After the contractor worked on the issue I offered him a coffee and we chat. "Poor design. This place should be Manila's finest. This unit was unoccupied for its first year, then occupied for the past 1 year. Problems and problems". You've been here before. "Oh yes I fixed many things for the owner". To cover cracks in the wall inside the unit, the owner had wallpapered. 1) It was ugly wallpaper, and 2) Whoever did the wallpaper job installed it poorly, crooked. Then later someone tried to wallpaper over the wallpaper. That's an owner thing, but it points to structural issues: he had to wallpaper over cracks caused by regular earthquakes.

KB: My go-to place in Makati, as its rather a classy joint. But many of the units I rent have similar cracks and inoperable things inside, requiring fixes. I think its less than a decade old.

Province: Ayala completed its first residence there. I watched it being built for several years from nearby hotels. Everyone ooohed and ahhhed. I rented a unit for a week during its first year. Everything seemed up to spec (which is rather a low bar in all studio units -- tiny CR, tiny kitchen area, not enough room to have your standard Westy 5-some vaxxing session, and so on) and the entire building had a nice sheen to it. I remember thinking at the time: Give it time, in a year this place will be run down in one or another form. Six months later I was back and noticed cracks in the walls in the hallway and unit. The owner was checking me in. "We had earthquake few months ago". Big earthquake? "No. I was here. I didn't leave the unit". So a small earthquake in the first year made the walls inside and outside the unit crack. Didn't Ayala offer to fix this? "No sir". Did you ask? "No sir". Isn't there some kind of first-year warranty? "I don't know". Fixing cracks in the wall is no easy process; the crack must be spackled and at least that wall (and maybe all interior walls) might need to be repainted for uniformity, requiring the occupant (s) to get out for 1-2-3 days. Haha or wallpapered!

In addition one of the electrical outlets didn't work. The building engineer could not make it work after the earthquake. The owner had purchased a long electric extension cord, snaked it across the room from an operating outlet to the non-operating outlet area, making it difficult to negotiate my way from the bed to the CR at night without tripping over the cord. The cord ran right down the middle of the studio unit (owner's fault, not a design flaw, except that the earthquake-broken outlet that could not be fixed is a design flaw). I went to the hardware store and purchased a second long extension cord, daisy-chained the two cords, and ran the cords along the wall to get them out of the way. Over the years I rented there several times, sometimes in the same unit, and have watched the place go downhill in the same way. Its only about 6 years old, and all the usual deterioration have occurred in ways that my Western properties never experienced in more than a decade. For example, in one of my home country's States where I live, we have more severe (and frequent) earthquakes. Why have none of my Western houses or apartment walls ever cracked? I have lived in single-fam homes and high-rise apartments for long periods of time.

In the same province, another company completed a similar residence a year prior to pandemic. I stayed there last year again. You can see the exact same deterioration issues happening at the same rate. Its the newest and most advanced residence, with fiber run from the ground floor to each unit (150 mbps, yummy). Yet on day 2, the toilet clogged. I borrowed a plunger from the front desk, used it, and returned it. It is telling that the front desk keeps a plunger for the unit owners. The next day, same issue. Guard: "Are you using toilet paper sir?" Yes, the owner was kind enough to have left me SIXTEEN ROLLS! The owner must have spoken to my brother-in-law about me being full of sh*t. Guard: "Sir, we don't use toilet paper here". What? Its an expensive, high-rise, deluxe residence. "Yes sir. But no tissue paper in the toilet". Why would the owner put a roll of paper on the mounted holder next to the toilet? This time the guard sent a maintenance guy with a bigger plunger, who said: "Don't use toilet paper in the toilet. Put it in the trash bin". I msg'd the owner and asked about this. Owner: "Bola. We were told the toilets can handle tissue. I will call admin". Later, on my way out, I ran into a foreigner in the lobby. We stopped and spoke. As we spoke, the guard interrupted: "Sir. Sorry before. I guess you can flush the toilet paper". Um, thanks. The owner must have questioned Admin about it. The other foreigner laughed and asked if I was having toilet issues. "Best to buy your own plunger. Be prepared to use it about every second or third crap you take if you use toilet paper. Alternately, crap and flush. Then wipe and flush a second time just for the toilet paper. Flushing twice like that reduces the number of plunges". Serious? Flushing twice defeats the purpose of installing low-volume (Gallons Per Flush) toilets. They built a modern Hi-tech residence, and put in low volume toilets? "Haha yes. Welcome to Philippines!

Spire. In Makati, Century City. Brand new, not yet occupied. Still being completed, located between Gramercy and KB, next door to Centuria Medical Center. Black building. I got mall touts from agents trying to sell me a unit middle of last year. "We are the same company that built Trump Tower. Our designers and architects are the best in Philippines. Spire is built to a higher standard!" Finally I accepted a viewing. The two agents took me past the door guard to the front desk, telling me that they wanted to show me 2 units.

Once in the studio unit I was not impressed. It was the same size as the unit that I was living in (21-ish sq M), the exact same shape, the exact window placement and size, and the exact same CR as in my unit. It was naked, no furniture or fixings. The exact same kitchen layout (small single sink, about 1 sq meter of counter space). Nothing about it appeared any different than any other condo studio unit that I'd ever seen. I asked: What is different about this unit as to any KB studio? "I don't know sir". You said that these units were to a higher standard, designed by the best architects, and designed after Trump Tower. What did the architects learn from KB and Trump Tower, what improvements did they make? "I don't know". That is seriously the answer of a sales person looking to not sell something (I would later find out just how wrong I was about that).

Looking around, there was an electrical outlet shortage. I pointed out that the side of the room with the aircon unit (the wall adjacent to the back wall; the back wall is where the window is facing the street) had an electrical outlet, requiring the headboard of the bed to be placed there, so you could charge your laptop and phone while using them in bed. "Yes sir". There was a shortage of such outlets on the opposite wall. Where will you plug in your TV, cable box, wifi router, etc? "I don't know. . . ".

Not impressed, they showed me the 1-bedroom unit. A much better kitchen, with a much larger sink (and no cupboard directly over it, meaning you can lean over the sink and wash dishes without hitting your head). Also there is more counter space for cooking equipment and food preparation. In both the sala and bedroom I thought they were short by at least 1 electrical outlet, and I am being kind by saying that. The Western standard is a 4-plug outlet every 2. 5 meters, with additional outlets in the kitchen area.

There was no balcony on either unit. Ma'am how much is this unit? "14 million". And the studio unit? "16 million". Um, do you have that backwards? "No sir. The studio will reduce by several million if you can pay cash. Same for the 1 bedroom unit. If you can purchase 4 or more units we can give a bigger discount". She told me the lower half of the building would be business offices (I would guess call center), and the top half condo units (more later on this). The building is as tall as KB, Gram, Diamond, and TT.

And finally at another residence in the Century area. Tiny, odd-shaped units, hard to describe. My fav broken fixture: The hood, the fan over the stove, designed to collect smoke from your oily cooking and vent it outside. I couldn't make it work right. I contacted the owner (who lives in the unit when its not rented out). He contacted the building maintenance. The engineer showed up to fix it. He made a comment about it not working and I was busy with my laptop. He got it working BZZZZZZZZ, all good. When he turned it off he pointed out that it still would not work. He said the smoke would get pulled up by the fan, then pushed back out into the rest of the interior of the unit. "There is no vent. The smoke will not go outside. You keep a window open". Wait, what? Just this unit? "No sir. All the units. No vents were installed. All of the fans will push the smoke about inside the unit". F*ck me! I told the owner, and was unaware of that. He is an original owner of the unit, for many years. Haaaaaaaa!In a third world country. 14 to 16 million, someone is smoking crack, 250 to $300 k. I've seen used ones 8 or 10 million in Grammercy considering the build quality used may be better as owner may have worked out the issues. Maybe I've been lucky but most I've rented are fine. I'm not that picky, good TV, shower and A / see and I'm good to go. Leasing may be a better option that way if you get tired of the area you can move around. The business office in these buildings can help you and it can be a bit cheaper than using Airbnb long term. There is a new one going up beside Century City, Strafford I think but I imagine those prices are crazy too.

I am planning a trip to Manila / Makati end of February. My last trip was in 2016 and I really had a good time. I know things have changed post covid so wanted to get some info from the experts.

Question 1 - Are the casas / dormitories still active? I remember a few casas that the taxi guys used to take me. There used to be a line up of girls at these casas that you can pick and bring back to your room and there were some cute women at some of these casas.

Stayed at Sheraton Manila Bay. Needless to say, girl friendly. Easy walk to LA Cafe (woof!) if that's what you are looking for. Admittedly I didn't go there at prime times, but damn it was bleak. Lots of girls but the term "not even with yours" comes to mind! No idea on pricing. Felt dirty even making the walk around.

Personally, I wouldn't worry about travelling back midweek.

There are so many options that you don't have to prebook everything. You can just extend your stay in Manila if you are having a great time or meet Ms Right. If you are over Manila then just book your AC hotel and transport the day before and move.

If you are happy to pay Seeking prices then there is also Tinder, IG and the agencies or the old favourite, Burgos. Depends on what you are looking for.
