It's not a PSE shop, that is for sure. I've had mixed experiences there. Probably best for guys who are more focused on looks as opposed to service.Good comment. As someone who thinks good and bad of Eden, your tale is why they get a bad rap sometimes from new customers.
Some suggestions:
Generally if none of the A+ girls are appealing at Eden, just leave. There are some good (ok, better) ones, but it just depends who is available. Getting a hag in Eden ruins it from the start. On my last trip to Bangkok I visited this little shop on 26/1. Walked through the area with the MP's a few times but found a girl at this place that looked interesting.

The main difference there is that the Bangkok soapies were set up for Thais and Asians. The Pattaya soapies are for Farang and Indians. The quality reflects that. In Thailand, the leftovers are served up to (non Asian) foreigners at inflated prices.
If you want quality in Thailand you have to go to the places set up for Thai and East Asian men. The more white people and Indians you see, the worse the service and selection will be.
Doki Doki isn't a soapy. It's a nuru massage. It just happens to be one of the only real nuru places in Thailand. If it weren't for the fact that those are individually owned shophouse, it would have been gone long ago. I am sure it will be made "difficult" for the oiles to open again. They aren't technically ripoff venues (you only pay what you agree to), but offer poor value and experience. You get a basic wham-bam quickie session in crappy facilities (no privacy, no proper shower) for a price that needs to be negotiated and typically ends up between 2000-3000 baht for FS when you count the massage fee. Now, wham-bam has its place, but I'd rather go to a low-end brothel where the deal is 100% clear, no bullshit, and pay 600-1000 baht for the same thing.
Not sure about other places, it's certainly NOT safe to assume every massage shop in a tourist area offers FS.
Soi 11 places are (were?) basically knocking shops. As you alluded to, they've gone.
