For Mombasa this January I did not have the evisa, just gave them 40 euro and filled out a form, no long waiting at the Moi airport at all.

Renting a flat and buying furniture will pay off for long term visitors. Also you are not flexible. If there is anything you don't like at all cancelling the contract may turn out to be difficult.
