Do you really want to be traveling around the Philippines with masks and shields and face the insurmountable, illogical rules being applied daily by petty bureaucrats? The kind of idiotic rules WC has to deal with daily. Doesn't sound like a fun holiday to me.

I'm considering buying a condo in Manila for my retirement. What's up with prices? I don't understand how the market works.
As quality is so low, I'm only looking at premium stuff like Ayala Premier, or similar high end condos in BGC or Makati. But as my pension will be low and rents are high in manila I consider buying to protect myself against a possibly rising pesos in the next 10/15 years vs Euro. After all in the last 10/15 years it already moved from 70+ to 58 now.
When I check ads on property24 or or lumundi I see ads that are there for months with unchanged price, none of this makes any sense (as often in the Phils!). As Airbnb hope of returns were driving the market up, in those circumstances prices should drop but that doesn't reflect on ads.
So my question is how to know the "real" price of a condo? I can see 50 shades of me getting ripped off when buying a condo and it drives me crazy:).
Can you make good deals from second hand market from recent developments (10 ish years max) like let's say Gramercy or Park Terraces.
In Europe or USA you can access transactions databases, is there such thing in the Philippines?
Also most ads from developers seems to mention discounts if you pay cash. So I'm wondering what kind of discounts can you hope to get if you pay cash.
With many Chinese POGO gone, with Airbnb market crashing, and local workforce being paid low wages, I really don't see what could keep such high prices, especially since so many news condos are always being built.
The only market segment that must still be relatively solvent must be philam!

Posts: 248I would think that countries like PI are struggling so badly that they would welcome westerners with open arms as long as they're vaccinated. The only bottleneck on travel at this point is worldwide vaccination and people's willingness to take it. Personally I hope we get a card that lets us travel freely. I'm really missing my bi-yearly two-week-millionaire trips to PI.

Posts: 6836Browsing thru the Makati and Malate airbnb condos. Many descriptions now include that if you come in from outside Manila, you must quarantine 14 days or get a negative Covid test. Same for any guests you might have. Many of them now limit you to yourself and one other person; when I contact the host there is no wriggle-room on this (whereas previous to Covid, the same unit and same host was just fine if I wanted to bring in a third person for the night, or rotate girls daily, as long as they signed in and coughed up their eye dee). "Sorry management is strict on this sir". One guest only at the time of entry / registration, so you would be stuck with one girl only. Also prices are 1. 5 - 2 x what they were last January; I paid p30 k all in for a month at that time, the same place for the same time January 2021 is now listed p55 k, as are many others well over p50 k that were 25-35 k a year ago.
A gent here shared similar info with me over coffee a few months ago. His long-time GF moved out of their unit and back in with her sick mom. The relationship had soured previously, and then was over. He contacted one of his previous girls. He met her for coffee and took her back to his place, only to be denied by security: "No new guests". He has since been making use of ST hotels.

Since the malls re-opened about 4 months ago, they have operated on a very limited capacity (here). Only a few stores originally re-opened, and at half-capacity (as required by proclamation). Later, more stores opened, with currently about 70% of them open, still operating at half capacity. There is almost never a line at the entrances prior to the mall's opening time since covid started. As late as last week, there were at most times of day only about a 30% capacity customer count in the malls, relatively light (especially considering its December / Christmas). But starting Monday this week, the customer capacity doubled (or more). As of today, long lines waiting to get in, with no more social distancing, the outside lines themselves people are close and bumping into each other. The Gaisano grocery store is back to its glory days of all 50+ lanes open with long lines as of 10:30 am. Heavier than normal police presence Mon-Tues this week, a few patrolling or one at the entrance of the mall. This morning at one mall entrance, five heavily-armed camouflaged police at just one mall entrance, helping the guards check every person's bags, eye dee, exit passes, face masks + shield.
