Hello Gents,
A good friend of mine who lives in AC and knows a couple of people who work at Hiso (High Society Disco) and he confirmed to my friend that they are closing their doors indefinitely. Rumors have been swirling on this board by a poster who said they are undergoing a remodel. Nope remodels do not have AC units stripped out, the whole place gutted, etc. They were already in trouble before the pandemic and were getting hurt by Hammer nightclub opening which is larger, newer, and catered to high rolling Koreans. Although Hiso had its niche with non Western tourists, they simply became dated, in business too long, and things as we know change over time eventually.
A bar manager told my friend they are indeed closing for good. I do not see nightclubs surviving without doing business for a year and even during this Covid pandemic, how would you ensure safety to sustain customers comfortable with going. Hiso was ground zero for freelancers in AC seeking westerners and non Koreans and was the last viable place to meet decent girls as the bars have gone to shit for the most part. It will be interesting to see if Hammer survives and Mega Dance may be out also unless they have really deep pockets. My odds are Hammer will survive only. Unless another new venue likes this opens in the long future, my days in AC may be numbered.

Well checked out the bars that did a restaurant conversion. Rules are strict but least you can sit and have a drink and some food. Chit chat with managers and waitress says they had to be inspected for reopening and must maintain rather draconian rules to remain open. Waitress must wear long pants and no reveling clothing no shorts or shoulder less shirts and must have mask with face shield. Customers must wear face mask as much has possible except when eating or drinking. There are currently 3 Bars open in this format on Permeter now so better then nothing. Time should lax the rules more and more I guess but it could take a while before its even close to a normal atmosphere in a bar with dancers. AC is open 10 pm to 8 PM then a ghost town again. Speak easy type places are popping up around the back streets off perimeter just have to walk around to find them. BUT won't say where to help them stay hidden and open.

Also, recent articles by Qantas suggest only 10 countries will be 'safe' to visit by mid 2021 (USA is so far off the list and is likely after Africa and South America - 2023). Singapore, Vietnam and Cambodia were the only SE Asian countries in the 10 listed.

The gloomy Negative: Took a walk around up and down Perimeter Rd, Down Tedoro st and got a Massage, knew the girl from before Happy ending HJ but says the place might close soon if they keep the lockdown. Then up and down fields ave, Real st, down Santos to Johnny st then out to MacArthur and back around up fields to Phillies. Nothing changed since March 15th 1st day really. New Freelancer Park which is across from Envy and Phillies now abundant with Shabu and glue sniffers but nothing over a 3 maybe a 4 there. Johnny st same 2's and 3's wanting 500 pesos for a hit of glue or shabu. Few bakla around too if that's your thing. Now with a bit of positive news. 3-4 Permeter bars have converted themselves into restaurants and are giving it a go to reopen. I did not check out these places tonight cause they are to close at 8 and It was going on 8 pretty much when I walked by them. I will soon go and give a update on the Modus operandi of the places and see if its close to anything normal bar procedure or are they just going legit to stay open. Talking to a few BG on facebook who went back to their hometowns in Samar and they said they expect to stay home till Jan 2021 then make their way back to AC. Guess we see.

Many businesses like a spa has very few built in tenant improvements that they can't take with them. This spa will probably relocate to a cheaper rent and better location.
A girl I know worked for a Korean Spa in Korea Town. They shut down too and are doing on calls. She said the business is slow but is the same with on call. The owner is much happier shedding his overhead.

There is a tendency to prefer to have no business than accept a discounted price for rental. Could be face or pride or just zero business sense.
In such cases, just move on and look again, but leave your number and offer just in case second thoughts open up reality.
On selling it may be that the seller would rather leave a property or land as inheritance rather than leave money which is difficult to handle and taxed.
I am not sure Pattaya can be compared with Angeles for condos. Pattaya in in a different league.
With condos in Philippines, just make sure they were built properly, never take a sales person assurance. Most are poorly built with contractors often secretly taking shortcuts on materials. Remember also. Philippines is in an earthquake zone and Angeles is at the foot of Pinatubo.
