I report this as it may be of interest if you are thinking of doing business here.
Consider a typical Patong Beach guest house of 3 floors plus lobby (in this case the lobby is also used as internet cafe, but without any succes). It has (I think) 15 rooms available to rent), I estimate it to be 600 sqm.
Brand new building of some quality. Purchased late 2009 for THB 18M (USD 600,000, that is 1 grand per square meter). Down payment was approx 5M, 13M loan (30yr, probably fixed approx 7.5%) Monthly payment 90,500. Meaning you need a daily of 3,000 only to break even to mortgage. Currently, she is not making that, so still bleeding money into it. WIll the future / high season be better? Buddha only knows.
The interesting human aspect is better understood with the following, I show to the owner how she will repay 32M THB to the bank over the lenght of the loan. She takes the calculator and cannot get to the same result, she was forgetting there are 12 months in a year. I am astonished how a single mom without english and previous hotel experience, dared to take such a big risk that can easiliy wipe our all her savings forever. I would not ever do that, not even in my wildest expat dreams, not even with a 3% loan.
Now guess who made the best deal here (beside the bank). Easy, someone had bought the land with whatever old dwelling for say 3M or 4M, built three floors for 9M, resold for 18M, pocketed 6M to the expense of an hard-working, long-term thinking woman.
Do this 10 times a year, and I start to understand how some Thai men drive around in latest model Audis, and party to the tune of 8,000 THB champagne bottles at the discos where falangs don't belong.

So after arriving in Pattaya internet has been spotty here so went and bought a usb connector for mobile internet, a Truemove sim, and 600 thb in airtime. I haven't been able to activate it and after talking to someone at Tukcom he said it won't work for internet only phone. Said I could call and get it converted or something but couldn't understand part of what he said. Did I buy the wrong sim or could someone give me directions on what to do?

Problems are :
Currency, the baht is appreciating faster than any other Asian currency, in a couple of weeks it will be 29 baht to the dollar, perhaps by December it will be 28 to the dollar.
Everything is getting more and more expensive and spending by visitors is reducing.
Safety, more and more bombs are going off or being found and disarmed in and around Bangkok. It is said this will get worse as the present dictatorship continues to abuse its power.
Most tourists will get turned off of Thailand by firstly the fact their money is getting weaker and weaker and the holiday is getting more and more expensive and secondly, its the normal Thai way that if business goes down they raise the prices to get the same money from less volume, and therefore this is a double whammy impact on pricing being raised.
