Lots of options so best to get a temporary place and do your homework. I liked staying at Centara and City Garden. But the latter has new management now and I don't' get the same deals I used to. Internet connection is also spotty. I have a friend who is at Urban and really likes it, but they only do long time leases so never tried personally.
You may also want to join the Pattaya Addicts board as there is a lot of info about condos and other daily non mongering life stuff: food, immigration issues, healthcare, services, etc.
I envy you and hope to follow in your footsteps when retirement time comes. Though I think I may end up trying to split my time 50/50 between SE Asia and Latin America.

FYI Airbnb is officially illegal now in Thailand so be careful especially if this is a place you plan on retiring at. Not sure if they will come down on renters. I haven't heard any cases being moved forward yet. Any black mark could hinder your ability to renew your Visa.
Jomtien is nice but it's a bit far if you want to go to Soi 6 or Terminal 21, even with a motorbike.
Yes, if you haven't decided on an area yet, rent hotels or a guest house and go around to different parts of the city and start walking. Not only will you lose 10-20 kg in the first month but you will find many interesting bars you may have never found otherwise and believe me there are MANY never mentioned in ISG.

100,000 baht is a pretty good ballpark figure for most. You will have to monitor your hobbying budget or not hobby daily though. Don't forget to factor in things like making Visa runs every 60 days. You can rent apartments for under 10k baht near Central Pattaya if you are not looking for something new and have a motorbike. You can rent newer but very small condos near a baht bus route for 15-20k baht.

The Thailand vs Brazil issue is one that has been engaging my attention for some time now. Reason being I want to retire to one of these 2 destinations next year. I spent 3 months in Thailand in 2015 and 3 months in Brazil earlier this year to aid in making a decision. Regarding our hobby Brazil wins hands down no question about it. No star fishes there and no picky prima donnas and all Brazilian women seem to enjoy sex and give the impression that they do it not just for the money. However, my choice is Thailand. Its hassle free. I like to walk around day and night without having to be concerned about being robbed. Furthermore Thailand is cheaper in every respect. Accomodation, food, groceries and yes sex. Yes, it can go either way. I guess you could also say "check to see if there is some chemistry" and "see if she is affectionate / attentive / etc. " rather then "build up rapport". I don't ever remember having to pay first anywhere on Soi 6. Nor do I remember ever having a bad shag on Soi 6. But I always take time to see if I can build up some kind of rapport first before I take a girl upstairs.
