Thanks for the housing suggestions. I will use every one of them. I think I will get some place short-term and then look around, but I'll also use the youtube and other suggestions to find the best place. There are a few things I really want in a place, so I'm going to be more picky than I would usually be. For example, I tore a muscle in my stomach last year. The gyms were closed and it's been harder to rehab that injury, so I want a place with access to a fitness center, if possible, even if I have to pay a bit more.

Fitness centers are closed because of Covid now.

That's happened to me too. But most of the time, when I've a Thai girl who comes to me with a girlfriend or a sister, usually the girl with her is never good-looking. Most of the time, it's because the lady want to spend time with her friend too and go restaurant and drink with the friend and not be only with me during so long time. Ideally, it would in an area that would give me reasonably easy access to the fun spots, and easy enough access to do some biking or whatever outside of city center.

Just get some arrival accommodation for one to two weeks.

Then chat and suss out with the locals and walk in inspections about where to stay.

If you want to be close to the action then all my friends are telling me to the best spots now are to pick somewhere within walking distance on Soi LK / Metro, one street or so further back from the beach as those sois running away from LK / Metro and the beach have a bit of quiet life still going on around them.
