    Thanks Sperto (real estate)

Excellent information Sperto though I already pounced on a jungle hide away in Joa. Close to the subway. I can have my girls delivered or sent away for a tiny cost. I wake up for a morning threesome. Or alone. Just as I please. Breakfast in bed is a small ritual. Contrary to Vagabundo, the Real was and is undervalued and so is Brazil relative to the USA. I swapped out at about R5. 5< USD1 last year and am sitting on 15% currency gain on some choice real estate that is also up as a result of asset inflation in the good stuff and the disproportionately rising boats those that play in that class of stuff. Barra is very suburban, too much concrete, roughly Miami. I hate malls, brutalist towers disconnected by roads and the ilk. Probably I sound like a snob, but the truth is that there is a threshold you throw o the table to get to before you bypass the shitty ROI of retail and its collapsed CAPEX. I have not done the math yet, but I'd guess I'm up about $US300 k since last September for not doing much, plus a big dollop of lady luck. Certainly not brains from say inventing a new protein or physics application. Just bought in during COVID and a stupidly devalued Real that was fairly obvious.

Brazil is quite diversified, aircraft to oil and large pools of skilled human capital, 1st world health care, fertile land and water and a semblance of equality and opportunity. It's much more than some drunk gringos (aka cheap charlies) in Copa.

USA has severe internal problems and risky currency that will implode the second China and Russia create a new currency to settle oil contracts in. LA has is own favelas and slums everywhere, wicked drug abuse, a fucked education system, racism, ignorance, broken health care system and surveillance economy. Lawyers have also fucked the place, either as a congress parasites or operational extortion artists. Role models are not engineers, scientists or risk takers (applause for Elon Musk here) but sports players and manufactured images like Kardashian making big bucks posting about going to the toilet. It's very sad but true. I'm nostalgic about old NYC and Boston and the many great things we did, but 98% are entitled trash that are so stupid to vote against economic self interest and are ignorant. It is also sex prison as I previously outlined. It's the USA you want to be flexible about, able to pack up and get out, have options to reside elsewhere and hedge the currency.

I will be looking carefully at what Sperto suggested (THANKS). The one thing I am yet to solve is getting a really good Thai vigorous massage, I might see if I can find someone who does that and can double up as a driver, prep cook and maid, but keep it asexual and pay them well so they look after their meal ticket. God, how did I become so cynical. Seriously, has anyone found a provider of serious, deep tissue massage, no funny business ? That's what is missing so far. I can have a couple of girls waiting to have their tonsils massaged (with a special secret method) after my back and legs.

Reminds me of this one I found in Sao Paulo (she wouldn't allow her very pretty face to be seen sorry).

    Guidance request to experts

    Hello everyone,

Hope you all are enjoying the heat.

It's been long time posting on ISG.

I had lots of fun in India but recently shifted to Ireland.

I have a work related trip in Rio in 3rd week of May & will be staying in Barra Tijuca area.

It would be great if the experts can guide me for some nice places to enjoy. I'm into Massages, Full service fun, Dance, Nudism, Swinging and lot more.

I read about Termas (I assume its something like a Dance bar or Strip club) but most of them seem to be far from my hotel.

I'm part of Nudist group here in Ireland, so would like to know if there are any in Rio.

Also, if anyone knows about any Swinger Parties happening like we have here in UKI through Fab swingers.

    Thanks in advance!

Looking forward to all of your ideas & guidance!

Probably higher property tax too, also the fee to have someone manage it for you. What you get in return is it is easier to convert it to cash or just get a loan in US. There are other countries you can do this because 150 K can get pretty high end property elsewhere that you can charge a premium. But it is a hassle to deal with it when you are retired.

    Rent.

Unless: this is your endgame -- or -- you can walk (or run) away from it without a second thought.

    That is the reality.

And with renting, you can get something nice and big, not with your budget a little squat with view of other apartos.

Of course, I could rent out the smaller unit, often getting 2000 to 3000 reais per month. But I hate being a landlord. But this would make it interesting, very interesting.

You are searching for $150 k USD or less?

That is a lot of money.

I was quoted 200,000 BRL for two units at Transamerica. The units come in large and small rooms. So, for example, 1510.1 and 1510.2 are one unit, with. 2 small, and. 1 large. So, the maintenance guy a former army guy who fought druggies with the police and showed me the bullet wounds, pitched me on, hey live in one, and rent the smaller one..

I own property in the USA. It has been a pretty good deal with tax incentives. I have paid off the mortgage and the value of my home has more than tripled since I bought it, but home ownership still carries with it a lot of financial responsibilities and requires constant upkeep. If you aware of these things and you plan to stay in a place for the next 10 years then real estate is a good investment.

But personally I would shy away from buying real estate in a foreign country. It is easy to get in, maybe not so easy to get out. Plus we have all seen how the Brazilian currency fluctuates over 10 years. An asset denoted in BRL is subject to this risk. Something to consider, but if you plan to live in Brazil or spend a lot of time here then I suppose there are worse things you can spend you money on. Barra would probably be where I would look for a nice 2 br condo if I wanted to live in RJ.

I mean, 200,000 BRL is (or in 2021 with the exchange rate at 5.8 was) like 40,000 USD, and I could throw that on a business card even without a mfkn Brazilian CPF and bank account.

I mean 300,000 BRL should buy a lot of condo out in Recreio.

150,000 USD should buy a lot of condos, and or management in a building.

I mean, I brought top tier powertools with me, vice and drill, but again, that is force of habit.

That said, look at what happened to Brazil in World War 2. Brazil was key. But it played both sides, sent Generals to Germany, sent soldiers to fight with America. Rio might have been a great place to be, almost certainly was. Of all the megacities in the world, my view is Rio would be the safest place in the world to be in a major geopolitical era, which we are clearly in.

    1. To buy or not to buy, that is the question.

My view is do not buy property in Brazil. Rent. The reason is geopolitical risk. Russia and America are at war, and Brazil is neutral. Fucking gringos is the main source of GDP and income for the GDPs and all the Brazilians in the GDP supply chain, including realtors. You want to be able to put all your trash in a bag and GTFO, even if you stay here for the rest of your natural life which lasts 100 years. That said.

Buying Property in Rio de Janeiro, Brazil, continued

    Furthermore, to my points.

    1. Buy or Rent.

Every one, especially foreign nationals who live in Rio, need to be prepared for the following scenario. You go to Bradesco, and your card doesn't take money out, and your phone won't work. Then you go back to your hotel safe or the inside pocket of your pack, and you have to buy a ticket at the airport, or maybe rent a new apartment in Rio for cash, better if you appear as a Rio fireman and or professor of English at some respected institution.

What is a more powerful weapon of mass destruction? Shutting down access to your money or.

    Have a plan.

    2. If you buy.

Niteroi. First time I came to Rio (trip 1 of 27, and 27 may be forever), I stayed with a rich investment guy and his kid who invited me in a gated community in Niteroi in a big ass house with a white haired mister mom who cooked well, and did Natal and Ano Novo in the Inga (district in Nitero) two story penthouse apartment with tons of hot ass nieces, there for the ass grabbing and fucking in side rooms, and in the beach house out on the coast across from Niteroi where the super rich (by local standards) buddies of the investment guy in their houses had fireworks (fogos) contests in the hours leading up to new years when Copa, across the mouth of stinking guanabarra bay shot off their wad of 15 minutes of orgasmic air bursts. Every day investment guy and his daughter and their guest would take a nice, scenic boat ride across the pond (g bay) to Praca XV, 250 meters from 4 x 4, Cais do Oriente, where Investment guy had a office, somewhere there, also within 500 meters of Praca XV, a regional water transportation hub, including to Paraty, etc. So, there are your search parameters. Look at all the ferry stops on the Niteroi side, and walk around 250 meters.

Also, for condos in Barra, like Riviera, Re / max had a realtor. So search for Re / max, ask for a realtor for Riviera.
