Do it! If I were to invest in a sauna club, I would choose a location that at the very least is easy to get to by train. LR benefited from the S-bahn being a few minutes away, and during big conventions and busy Messe events, loads of customers would show up.

LR always had problem with police as they were always being busted I read! So not good idea!
