And BTW: Hessen clubs don't call themselves sauna clubs. So who says they have to offer a sauna?

I think some club call themselves as Saunaclub. For ex. Sharks "Als Freund des Besonderen und Edlen sind Sie I'm Saunaclub Sharks an der absolut richtigen Adresse." from HP of club.

They are investing into new rooms, showers, garden area; don't see any other club currently putting that much money into the hardware.

Agreed. Each time I visit, I see some improvements in this club.

Its basically a bar, a canteen, some furniture, caves, fishtanks and 2 jacquizzis in an industrial building.

The 'fishtank' likely costed more than building some entire clubs.
