    The chance of the owner getting another long term rental right now is slim. He might have some interested in weekend rentals, but I doubt he's got a 1 or 2 month customer on standby.

    His costs go up with you there, but probably only about 250-300 k per month. Which to me says you're holding the reins. Toss him a 2 month deal for $2400 with the option to extend to 3 months at an additional $1500. He's unlikely to pull in anywhere near that amount right now and it means he avoids all the cleaning fees from short term rentals.

    My three part strategy would be:

    1. Immediately begin looking for a replacement apartment and have it at the ready.

    2. Offer $45/ day for where you are but accept no deal of more than $50/ day.

    3. Remind myself throughout the negotiation that the owner is looking to secure any deal that will cover expenses for as long as possible through the end of August.

    The worst case scenario for you would be the inconvenience of a move. I think you will have little trouble finding a comparable apartment for the same price or less. It is very much a short term renter's market. The owner is trying to get you (by raising your rate) or someone else to cover costs until the tourists are back. As you say, once you leave that apartment becomes one more Poblado white elephant amongst a pile of others you see every day on facebook gringo sites and airbnb.

    I would go to the Casacol website and look at comparable properties to gauge what the rates are, however what I do know for a fact is that they have lot of vacancies, and potential renters are currently making low ball offers to owners.

    From the pictures you've posted (besides all your cream pie honey's) , having a large balcony and / or Terraza along with a Hot-tub, and views is somewhat rare and very sought after by renters, if that is the case, there may be some actual interest by others.

    If you leave, the owner will incur some cleaning costs, and may have some deferred maintenance issues, etc so having you stay is to their benefit. So if you think you might be around for at least another three months, and will agree to this in writing, I would offer the $ 50 a night for this entire period. I am assuming that your in a building that has a thirty day minimum rental period versus an apartment that can rent by the day and / or week which is very rare. If that is the case, the $ 73 a day is a bargain during normal times for that type of property, but the owner will have a lot of turnover, vacancy time, cleaning costs, etc. So having a long term tenant is in his best interest, versus trying to squeeze a few hundred extra dollars out of you unless somebody is actually looking to rent for an extended period of time.

    I've only been to Medellin once but I travel a lot for work and book abnb whenever I travel. In short your assessment is correct. In situations like this they should be trying to keep what they have. I am not currently in Medellin, but I do know how to gauge properties. Yes they can get $100 USD a day for a penthouse when it is busy. My penthouse that I own in San Antonio would have cost me roughly $3000 dollars to own with a mortgage if I did not buy it cash. The same would be true for both my houses in central California if I did not do the same. In short yes they can ask for a little more depending on if he is operating at a loss having you there at $50 a day. I was looking at some penthouses to buy on my next trip to Medellin and the price range for the ones I looked at was between $400 k- $700 k. I'm not sure what the owner paid for his penthouse, but if he did not buy it in cash renting it at $50 a day is an automatic loss. Offer what you feel you can afford for the penthouse and if they say no move on. I'm not sure about your financial situation, but if an extra $900 a month is going to make you this nervous then maybe you should downgrade or find another penthouse that has been vacant since covid-19 lockdown. People who have zero coming in will definitely perk up at a chance to make that zero go to $1500 a month or even $2000 usd a month. Don't get blinded by the comfort of staying static where you are. Whenever you rent you must always be in the mindset of being ready to move on because the owner of the rental property is banking on you not wanting uproot your life. They will make small increases every time they revisit you for a contract extension. It will boil down to whether you want to stand your ground and not let it raise or if they raised it small enough to get you to be content with the new terms. I hope this helps.     I would go to AirBnB to find a place similar to yours.
