Any updates from anyone on the old central bus station area?

I was there on a weekday evening a few months ago and everything seems to have been stood on its ear.

Number 1 Finn Street appears to have been refurbished to some degree into housing for more Asian and African immigrants rather than a series of little rooms for drug skanks to suck you off for 50-100 shekels.

And the whole area seems to have been Ethiopianized to the extent of scores of tiny little Ethiopian-oriented mini-bar and congregation areas. The Israeli version of Hester Street 100 years ago in New York City. Cool but sad from a mongering perspective.
