This article provides some insights into the issues of nightclubs in Berlin. Granted, it is not about FKK but perhaps some of the dynamics are similar. I had never been inside Berghain, anyone know what it is like? Seems like it is one of the largest and most successful, and yet they say it's rev is just 5+ mil and a net profit of slightly more than a mil. Also highlights the challenges related to real estate renewals, of raising credit driven funding for a risky venture like clubs, and so forth. One thing I did not get any details is the cost of licenses — alcohol license, sex club license, whatever other licenses one needs to run an FKK and how that compares to a club like Berghain. I wonder how difficult it is to obtain a sex club license vs some other nightclub licenses.

The challenge of raising money through bank loans for these clubs might explain why many of them are supposedly owned by HA and other such groups.

The article says party tourists bring in a billion into Berlin economy annually. Not a bad sum. Us sex mongers are probably a lot more insignificant.

GT and LR seems to be able to hold their prices up because Germans, dutch and others don't like Turkish men (women is a whole other story, but we all know that, LOL) So there is a double market going on in nrw. And the willingness to pay is also quite racist. But this is nothing exclusive to Germany nor FKK's. In Singapore and Geylang for example, the locals took this to the extreme. And it was all about 'helping' one owner whom they liked. Even if other houses had much hotter and better girls. They just didn't like the owners there.

True, and especially in markets without competition. Nrw is the only market with good competition. Hessen has some signs of decent competition too, but it still has a way left compared to nrw. Which is where the prices shows signs of nearing up on the equilibrium. Just the fact that we sometimes have seen club closures in that area is a healthy sign. Berlin, all of Switzerland, most of Austria (even if the taxes are higher there) and many other places in Germany are far from equilibrium. And pure goldmines.

But unless clubs innovate, a cheaper entry fee is not enough. Just look at Andiamo's troubles compared to Wellcum. But I wonder how well Babylon Elsdorf does now after their 'upgrade'. While other clubs like Oase and Acapulco hasn't raised priced at all after large renovations.

I also heard the new owners of the Acapulco Velbert building are two women. So I wonder if that is a good thing. Maybe it means they are less greedy, and don't want to rob the girls like some male owners tend to.

My bad, I just remember it is cheaper than other main places. 60 is still good deal and I do like garden and restaurant set up there with Russian borscht soup sometimes. LR for 60 is bit too much, it basically a house with mini garden.

New Palace deal is fair enough considering that clubs size. No where to escape and breath club.

Nice input, however I disagree in some things.

First of all except for Artemis as you mentioned I don't think that other clubs cost that much to be built. Furniture and all equipment and decor is cheap.

Regarding 10 % return on investment. Well I think they make much more because if you do the math these clubs make around 7-10 million turn over a year. Running expenses (for which I cannily think about payroll cost as the most expensive) are normally much less maybe 50 % of that. So that is around 45-50 % gross profit before taxation. You.

Corporate taxation in Germany is 15 % so there you are what remains in pocket.

Many clubs charge over 100 e a day for entry for the girls. This is outrageous. And also why a club like Acapulco who does not charge these outrageous amounts are able to attract top girls even when their 30 min rate is just 40 euro. I have to say one of the chef guy at LR is really really nice guy with fantastic smile. Food is not so good yeah, but custard pudding and pasta are safer bet there comparison to other food there. Only good thing about LR is service level of girls being high, even for 50 euro session.

LR is empty most of times, except on Saturdays evening, and 60 is expensive for foods quality and club services when you don't drink 10 free beer. Sharks is not anymore so crowded, no wait for room when they closed elephant room and few others. Yes, GT could increase entry, mainly for party, but then Germans would cry, even they don't make the business at GT, as they cried when hour became for 100, when Bab or Bernds were for 100 since long time.

Oase entry for 40 euro for 2 hours is also a fair and reasonable entry.

Only been to Oase once, but in summer that club is nice. Just did not like main bar area as you enter. It was too dark to see girls face. Downstairs with restaurant area has good light to see girls face.
