And exiting the lots has gotten much tougher. From the time I left HK in a cab and transited the border and to my car, it took me longer to go from car ignition to sliding onto I five. I'm lucky from that point I only have 24 minutes home. And my average speed is 80 and still never see a CHP.
    Solution to parking is get Mexican insurance, register car for sentri if you have global entry, and get vip card from HK. The parking is free behind Tropical bar and I leave $2-3 or 50 peso tip when I leave. I understand if you aren't comfortable or have to keep a story in case you get in an accident in Mexico so if you don't have to answer to anyone, then highly recommend parking in Zona Norte. Also sometimes the policia hassle you if you have tinted windows, so may want to drive with windows down until you park.

    Been a few years since I've parked at one of those Border parking lots. Have no intentions of parking out there again unless I absolutely have to LOL. Exclusively trolley station parking lots (which are free) for me. $5 round trip on the Pronto card. You can get the Pronto app on your phone, load $5 in before hand, and not have to worry about fooling with purchasing fare from the fare stations. One thing I've noticed is fare enforcement by San Diego transit police seems to have decreased DRAMATICALLY since the new Pronto card went into effect a couple months ago. On all my previous trips, I could expect to probably have my fare checked by a transit officer during a trip. During my most recent trip a couple weeks ago, my fare wasn't checked even once during several trolley rides. I assume the lack of enforcement is temporary while the Pronto card is still being phased in.

    Yes, I've only ever done the 7-day FMM, which is free. I know absolutely nothing about the 180-day FMMs. Have no interest in them as I live on the East Coast and only go to Tijuana for a few days at a time. I would assume you can enter / re-enter using the same 7-day FMM through the Mexican Nationals line for the entire 7-day period. I'm African-American and very clearly not a Mexican but they still always let me through the Mexican Nationals line anyway if I'm re-entering with a valid, stamped FMM. (If I'm entering for the first time with an FMM that hasn't been stamped by a Mexican customs official yet, of course I have to go through the Foreigner line.).

    Of course they would not let you into Mexico period if your 7-day FMM is expired. I assume you'd either have to get a new FMM or pay a bribe, though I've never been in that situation before.

    I've done the pedestrian PedEast line twice in the past few days. This past Saturday morning I had to go to San Diego to pick up a rental car. Was in line by around 8:30 am and was through customs and into the USA A little less than an hour later, around 9:30.

    The 2nd time was Monday morning, which I would assume is a peak time going from Tijuana to the USA Was in line at 6:30 am and in the USA 65-75 minutes later (around 7:45).

    Both times the lines were "long" but the lines moved really fast. Especially Monday, they have extra customs lanes open to compensate for PedWest being closed. Pre-COVID I've done as long as 3. 5 hours on multiple occasions so the 1 hour wait times during peak periods wasn't bad at all. There were people hanging out near the end of the line selling tickets to skip the line via bus ($20+) saying the line would take 2. 5+ hours but as I've just explained the wait time was less than half of that both times.

    Will also mention that I used a printed, already filled out FMM this trip to enter Mexico. The lady at the border reviewed my form, stamped it, and let me go through without asking any questions. I had to leave Mexico to pick up a rental car (as I mentioned above) but when I re-entered Mexico late Saturday night, I went through the Mexican Nationals line, showed them my stamped FMM + passport, and they quickly let me though back into Mexico without asking any questions. So upon re-entry I was able to avoid the Foreigners like which, based on the length of the line, would've been a 30+ minute or so wait time this past Saturday night.

    Well before the opening to non essential travel leaving around 8 or 9 A.M was not to bad. But this past Sunday I crossed at 8:30 and the line was super long. However it might have had something to do with Monday being a Mexican holiday.
