Clear and accurate locations given. The nearest metro is Pacifico and it's a 5 min walk. The neighbourhood is good quality residential area and safe. The kind of upselling you are referring to is not part of Spanish culture.

For the most part, there is little upselling in Spain. Where you see it most often is at the Russian / Ukrainian places in Spain. But the upselling is rarely negotiated. There will be a standard upcharge such as 20 or 30 or 50 euros for BBBJ or CIM. That certainly doesn't occur at all places, though.
