Thank you all for your well apreciated thoughtful advice! I´ll do like you suggested, having a reservation for the first 2-3 days. Just wanted to be sure about the follow up that may last 3-4 weeks, maybe with a sidetrip to Chiang Mai.
Sorry, one question still remains:
What about using a travel agency while there, for getting a better deal than just walking in the hotel? Any experience from the seasoned travellers?
The money saved could be well invested in extra activities. Soi 8 and Soi 13 sounds great.

Hi,
I stay at the Residence Garden quite frequently and will be there for the whole of February.
Pros: You get 2 seperate rooms, living room (with basic cooking) and bedroom. Never any hassle with taking guests back to your room.
I think the website price of 1399 baht is pretty good value when compared to some other places
Cons: About a 15 minute walk to the action in South Pattaya. During the day there no problem getting Baht busses (10 baht) that pass the hotel as its on a main route. Can be a pain at night and I sometimes take a (dangerous) motorcycle taxi.
The bedroom is facing away from the main road is so is fairly quiet, the living room overlooks the road and can be noisy.
The swimming pool are is about 10 metres from the main road and therefore always noisy, so if you plan to hang around the pool all day this might be a problem.
The hotel is fairly new and in good condition, maybe the furniture is a little hard but I need plenty of support , the state I get into at times.
I'm pretty sure you'll find it good value for money. Its a good place to start and if you dont like it you can move on, getting a hotel in February shouldn't be a problem other that at Chinese New Year (Feb 18)

The hotel is excellent. You get a suite which has all you will need. Staff are great and in the evenings there is an all you can eat steak and seafood barbecue.
Baht buses pass every minute or so and you have a choice of Pattaya or Jomtiem.
Laundry in house or across the road.

There are many hotels in P'town BUT do you want to go from hotel to hotel till you find one that has a room ?
There are so many web sites that list so many hotels and it's so easy to get an unsecured room, make a reservation, if only for one night.
Lastly - have you figured out how you're going to get to P'town
There is a site called scandia or scandavie that lists about half dozen hotel, most are on soi 13. If you find it, check out the Inn House Hotel, IMHO a very cost effective place to stay.
Got to go, it's getting late and I'm hungry

My understanding is, that it´s generally easy to get a hotel room in Pat and no need to book in advance.
My question: Is this also true in Feb? Is this still high season?
At an other site it was mentioned, that using a travel agency while there, you will get a better discount at the room rate than just walking in the hotel.
What is the experience of the Pataya experts?

Gentlemen,
the website of the LK Mansion is fantastic. But reality is different.
I visited the LK Mansion in early December this year. It is located on a small road (Soi) parallel to the Soi Buakaow and discharges into the Pattaya Central Road (see the photos from Goggle-Earth).
On their website they show no photo from the front view of LK Mansion (have a look at LK Metropole, there you see a fantastic front view – and that is real).
Simple to explain. The front view is nothing that you should show on a website. Totally unspectacular. The ground floor is an open parking lodge for cars and bikes. A lift brings you to the other floors and the rooms.
The furniture in the rooms is not the highest and newest standard. The size of the rooms is exactly what they describe.
The pool area on the roof – forget what you see on the website. That has nothing to do with the reality. Jump in and take care, that you don’t get headache, when you touch the other side. Small small. Good to cool down or make a little pool party at night, if you have no more ideas what to do with your beauty in your room.
And, by the way, in the moment you would live beside a construction site, cause opposite of LK Mansion they renovate a big building. It is noisy and dusty in the moment.
In the near surrounding are several little restaurants – especially they offer Thai food. Good taste, if you like that. If not, you have to take a Bahtbus to the centre, where all the superb fast food restaurants wait to satisfy your hunger.
Enjoy your life, you only have this one.
