PS: if you're looking for a place to stay, there's a good guesthouse nearby on soi Yamato. Same as Benthouse but without the chrome poles, 200 bahts/night. Or 150 bahts for 2 hours :D

Ha, you're funny. So Tansak called Sunset Park for you (well might have been for Saint Mint on reflection ;) ) and you end up showing us some regular hotel on 2nd road and asking what we think about it?

Well I'd say that one does not look too bad but there are probably a few hundred similar hotels in Pattaya so yeah, that one or another one, arai godai! But eyh staying on 2nd road you'll be on a busy street.

1K baht (u might even get the room for 800 if you try), their pool is great, their rooms are spacious and nice with quality furniture. Customers mostly French, if that does not disturb you... For convenience you may need a motorbike staying there (add 100-200 bahts/day) but Walking Street is just at the end of soi 17 so it is not really far.

I think I should go to any of this hotels for my first time to Thailand. And vary my miliage on the place.

Bay Walk Residence by City Walk? By Royal Gardens? If that one then you mean their own construction on the 2nd floor and such? Yes it is still going on. No I was not awaken during three weeks there except for one morning when they were doing some electrical work on the fourth floor (the floor I was on).
Personally I'd probably be a little leary of staying on the 3rd floor but the 4th was just fine. The big issue was that the damn elevator went out for two weeks or so but they got it fixed before I left.

If you mean the construction work going behind the Welcome Plaza, in the same Soi as the back end of The Avenue, near the Balitaya Hotel (which seems to be swamped by the new buildings) then. there is still some work being done. Although, a lot of the buildings seemed to be finished and maybe, the worst of the noise is over. I rode by just now and didn't hear any construction noise. So, I think you should be OK in March.

My observations only....
How long are you staying?
3 Bedroom will be tough and you probably won't be near the action.
Finding a serviced apartment in Pattaya is tougher then BKK by a long stretch. Getting a non serviced apartment a little away from the action for one to six months or so is easy easy easy... but those are more studios and one bedrooms. Then you get a lady to clean your room for you if you like. But thats two months or more usually.
Looking for a three bedroom for short stay I personally think is a pipe dream but good luck. Finding a room to rent if you want away from the known main popular action spots is easy IF you know the local area.
For a newbie visitor, with little knowledge of Pattaya, with no connections in Pattaya, etc... I wish you well in your search and let us know of your outcomes. But I'd just book the hotel rooms for now if I were you.

OK I'll state the obvious.... Pattaya has too many hotels and too many bars and too many sex related areas to visit and know all about. There are too many hotels, too many apartments, guest houses, whatever you wanna call them and by far too many places to find ladies for you to know it all and see it all.
Pattaya is too large to really enjoy it and know about it after a few visits. Many folks spend three, four, five, six different trips to Pattaya for a week to a month each visit and still only scratch the surface.
Many long time residents still are only hitting 15% of the possible locations to find ladies.
You want to know exactly where to stay and what to do on a one holiday? Good luck mate you won't find squat. The problem with Pattaya is finding your comfort zone and where you like to find the ladies. Many folks visit Pattaya one time, stay in the wrong place, visit the wrong bars, and come away hating it. Without knowing they missed out on finding pure enjoyment.
You want to stay on Beach Road or 2nd or stay in Flipper to be near action or Baron Beach or Queen Vic, or you want to stay off 2nd road or off one of the Soi's etc... You want to stay in a condo away from Pattaya and ride in every day and night etc.. just too many possibilities. You still will only see a tiny portion of pattaya on your virgin visit.
Enjoy but don't get too worked up on where to stay, I'm willing to bet where you stay this trip will not be the place you end up enjoying and staying at on return visits. The most you can hope for is hooking up with a veteran of Pattaya who will kindly take you under his wing and assist you.

And don't think too much about girlfriendliness of hotels in Pattaya. Basically in the 1-2K price bracket 95% of hotels are girlfriendly. In the 0,5-1K price bracket 99,9%.
Just determine what your priorities are at the moment and make your decision. You don't need to pre-book for your whole stay either. I never pre-book, even in high season but I understand that as a newbie u'll want to have a room secured at least for the first night.
As a newbie you'll sure want a room safe too for example. Was my situation a few years ago on my first visit, now I don't care at all about room safes anymore but wouldn't take a room which does not have a balcony. Hell last time there was a room safe in my room (in a 300 bahts Isaan hotel quite surprisingly) I didn't even use it :)
One thing is sure: the hotel infrastructure in Pattaya is outstanding so take it easy.

But it does't have a balcony unfortunately. On arrival I wished to look at the sea from my room and drink a glass of whiskey&cola.
Anyway I follow your advice, guys and I'll take it easy in my first trip.
P.S. If someone of you will be in PTT in 11-21 FEB and don't mind to hook up with 2 russions with bad english. I would be very glad!
