I've seen her in Paradise, Sharks and many times in World and she still comes by to introduce herself "Ich bin Sylvana aus Italien". I have wondered about the financials of these FKKs and what it costs to own / start one.

Since the only ones I have been to are Artemis, Oase and Sharks, it is a bit misleading, because these are likely among the larger / largest ones, and the cost of owning an average FKK must be less.

It does not seem like it is all that difficult to get permits, etc because there are so many of these clubs in Germany.

Many of these clubs are in out of the way places, Oase in the middle of farm fields for instance, so real estate expense can be managed.

Of course, if you are starting one, you would rent as much as possible, and make all the costs variable. That includes the club amenities. If you just rent a general purpose warehouse like Sharks, you would probably need to make modifications, install the sauna and pools, a whole bunch of rooms, set up the bar, etc, so that is an additional capital investment. I can get a pool installed in my backyard here in the US for 30 grand but I am guessing it costs more in a place like Germany because labor is more expensive in Europe, unions etc. But other than these, they are not hugely capital intensive. Most of the expenses like food, drinks, etc is ongoing opex; towels, robes, beds, etc are better purchased because they are heavily used, but if you want to limit your initial capital investment, you could rent them as well.

But my guess would be that if you have a few million to spare, you can get started and accomplish all of these.

The bigger question is the ongoing PnL, which is driven by customer count, and have no idea what the numbers are. A place like Sharks probably has 700-1500 customers a week? Week days are slow but it is open from late morning all the way to dawn, so you still would have 60 to 70 customers on a slow week day, and on Fri/Sat/Sun, at any given time I see 30 to 40 men or many more, so my ~1000 per week seems reasonable. Roughly 60 grand rev per week, roughly 3 mil Euro rev per year? Perhaps some days are so slow, and that number might be inflated, so it could be 2 mil to 3. 5 mil range, would be my guess. No idea what their margins are, but you might not pay more than one times sales for a club like that, so even Sharks can be bought for a couple of million Euros?

Actually you said private equity so you might just put up a few hundred grand and lever up, assuming you can convince the lenders or bond holders or whoever to go with you.

Seems like you could roll-up 50 or 75 of these and squeeze the suppliers and hire more or even higher quality girls; but not get carried away with VIP margin / synergy BS, just penetrate market deeper. Excuse the pun.

God knows the German bank I worked for pissed away EU 100 millions on much crappier investments; would have been better to give colleagues free passes and save on client entertainment by buying FKKs!
