I have found that a woman is more likely to respect and desire a man who is strong enough to stand up to her and not let her have her way all the time. In my experience, newbies to San Diego rent a place by the beach, then eventually realize the rent is too high. They then move to El Cajon for cheap rent. If you are moving to San Diego for access to Zona Norte, anywhere near a trolley station will work for you. El Cajon, La Mesa, Chula Vista or Santee all have trolley stations and reasonable rent. Suggest an apartment no more that 2 or 3 blocks walk from a trolley station, then spring for a monthly transit pass so you can take the trolley to the San Ysidro trolley stop and walk across to Tijuana.

"Bored" is probably the wrong word (as yes, the Zona is pretty much never boring) but really think it'd get old and that I'd get burned out after a while. As you've alluded to there's much more to life then chasing those putas. Kinda the same thing with Las Vegas. I've been frequenting Vegas several times a year for nearly 20 years now. Still enjoy going but over the past couple of years have become less enthused about making that trip. I've done everything there is to do out there and it's gotten a bit old at this point. And definitely feel I'd get burned out on Vegas if I actually lived there, as fun as it is to vacation there for a few days.

My advice is to rent an apartment on a month to month basis in case things go south and so you are not locked into a lease that you may want out of, which can happen very quickly with these women. And don't rent an expensive place at first, as you want to get to know this woman. In my experience, most bar girls I have met do not respond to text messages very well or even in a reasonable amount of time. So the fact that she is attentive here and in seeing you is a plus.
