For 2022 to 2023 that rate is unusually high (about 13%, a little more than double last year's rate), but not as high as the rates of increase I've been reading about for short term rentals. The legal rent increase rate does not apply to new rentals nor, of course, does it apply to real estate sales. Colombian or foreigner, you would have to have been renting or looking to buy at the extreme upper edge of your budget to get priced out of any long term (I. E. One year or more) rental or property purchase. I think I am agreeing with guys who have been on here in recent days saying Colombia is not worth what it costs them to stay in Airbnb's in Laureles, Poblado, or Envigado, and source dates on from the facebook profiles aimed at gringo punters.
