Hotel Dilemma Soi 11 vs Soi 31

Long time reader and lurker here; had to create a new ID today to post as the last one seems to have disappeared after a few years of inactivity. I have a little bit of a hotel selection dilemma, hope you guys can help? I normally stay at the continent hotel which is right around the corner from soi cowboy and I enjoy that location very much. However my favorite hotel seems to be all sold out for the dates this December due to all the demand. I am considering either the Aira or the Eleven hotel on soi 11, or the S31 hotel on sukhumvit road just off soi 31. I will be in BKK for 17 days and I'm not sure if I want to deal with all the madness of soi 11 for that many days in a row? Also, I will be solo for the first few days but then my girlfriend will be joining me for the remainder of the trip and I'm not sure she will appreciate the colorfulness of soi 11. Honestly if it was just me alone I would prob just stay at the Eleven hotel as I've stayed there before and it's clean and decent on the inside. I stayed there for my visit last year and was fairly happy. I don; t mind the walk from 31 down to cowboy and for Nana nights I'll just take the skytrain. I had also booked jasmine city but cancelled that as the hotel reviews show it as being quite dated on the inside.
Advice is appreciated please.
Parinda Hotel, Soi 4 Sukhumvit
Parinda is on Soi 4, easy walking distance (6 minutes?) to Nana Plaza. Room is just as nice as the Double Tree, and a lot cheaper. I paid $70 per night and it is well worth it. Pics on the web are identical to what you get. Room is squeeky clean and the staff take off their shoes before entering your room. Big shower, room safe, electric tea kettle, fast interwebs, comfy couch. I brought my Roku and hook it up to the TV so I can stream from my laptop.
The front of the hotel faces the frontage street (Duang Phithak) but you can walk out the back and use Ulit alley to get to Soi 4. Boss Suites is right there too.
At first I saw it on Agoda for $52, so I came and checked it out. When you actually try to book the room on Agoda, they add some shady Fee ($10 per night?) that they will refund you 60 days AFTER you leave the room. Seemed pretty crappy to me so I just paid Parinda. I'm not as sensitive to price as some.
Soi 4 has everything I need. Laundry services, food, 7-ELEVEn's, freelancers, taxis. And most importantly its just a quick walk from there to Kasalong and Lolitas (my favorite activity). There is a gaggle of Rwandan Freelancers South of Nana. Quite shapely. The "Why Not" ladyboy bar makes for fun people watching. Irish Pubs and English pubs for football and full English breakfast, any time of day.
Would stay again.

Are these hotels guest friendly?

I'm planning my first trip to Thailand. I will be in Bangkok at the beginning and the end. My idea was to stay at Grande Centre Terminal 21 first for asok / soi cowboy and then the other stay at the Landmark more near Nana Plaza / Asok. Are they guest friendly with no fees?
