You may be surprised at how accommodating Pinas are. I stopped cover stories and trying to appear more attractive years ago. If you want a condo for your own reasons, then that's fine. The building seems to be owned / leased / occupied by Chinese operatives, because is facing the US embassy, I hope they know about it, but the units that are not suitable for remote surveillance across the road are rented out as airbnbs.

The rentals are managed by Filipinas, ours is in charge of 20 units, for a few hundred pesos will clean and change as many bed sheets and towels as you want, or suck your dick for few thousands. Nobody gets on an elevator without their key card. At times a concierge or guard will call your unit to tell you a guest has arrived, then after you confirm, they walk her to the elevator and use their access card and send her up. However its a pain in many places as a guard must leave his duty station unattended and walk down the hallway to the elevators. The idea is that you escort her up (as you have the access card).

I think it was around 2022-23 I posted here about a rando pretty girl who followed me very closely when I entered a residence near Gram. I was looking at my phone when I entered (unchecked by the guards at the door as I was living there at the time). I think the guards mistook her as my girlfie and made the mistake of not registering her as a guest. Either way she should not have entered the building.

If you order a massage to the room how can you send her picture beforehand? If you have never even seen her. I booked an AirBNB at Air Residences for next month but now started to hesitate a little if it might be better to cancel it (no cost) and book a hotel. The security in these condos really vary. One AirBNB owner said that no guests allowed, only the registered guests (when booking) can enter the unit. And I think it was this Air Residences also. Now I made another account on AirBNB and asked this current owner who I made a booking with and they said yes occasional guests are allowed but please register them at the desk. So the policy from owner side might also differ. Do the guards at the desk have a list of each owners preferences about guests?

In Makati it seems to be a hit and miss. A couple of building I was never asked when walking in. Sometimes looked at but no questions asked. It seems to be the best choice. But since they both are SMDC and actually not very far from each other they probably have a similiar security policy. And I have heard that in Jazz residences the quest policy is very strict.

Stick to hotels if that's needed, no drama.

In my last trip (third in 9 months) I stayed in couple of AirBnbs. Gramercy residences (next to Century mall) and Ferros Bel Air (just across Burgos).

Gramercy is the Posh one. And Bel Air is old but good.

Both places the visitor policy is same. Register at the security. Deposit ID. And visitor collects back while leaving. No phone calls or something for verifying while leaving.

I had around 3 visiting Gramercy and 5/6 birds visiting Bel Air. Absolutely no hassle anytime.

Few things I ensured after reading the reports here.

- I always went down to security to receive my visitor.

- A tip to security at small establishments (Bel Air) works.

- Talked at length and in detail with the hosts before booking the units. Different hosts in the same apartment have little different rules. But mostly the deal is same around Makati area I believe.

As you mentioned few hosts do say that they need the visitor details in advance for registering. On additional poking few of them said. I checked with admin. Not required. Register at security.

But, one common thing, all hosts do tell 1/2 max visitors who stay overnight at a time, depending on the size of the unit. That's also easily manageable with security, until someone is planning a gang bang.

Further anyone needs feedback on these two apartments on other things please feel free to query.

This time staying in Antel spa suites, close to Gramercy from 5th June for couple of weeks.

Anyone has any inputs on that will be useful.

I never, ever had a problem with anyone being denied entry anywhere. But usually we entered together, after meeting someplace outside, like a coffee shop or restaurant, which probably is recommended anyway, because you don't want a ladyboy banging at your door.

The only time it happened was in AC during the last months of the scamdeming when they were denied entry due to vax certificate problems.

I have talked to SMDC marketers and sellers and they told me AirBNB is fine also for foreigners buying a condo in Manila. Also there are many ads in social media that are marketing condo projects and mention the possiblity to earn through AirBNB. If short time rental wasn't allowed this wouldn't be the case.
