In the news story, 4 bars were raided, but there are dozens in Pattaya. When the story mentions "customers", they are referring to women.

If you ever go to the Darkside in east Pattaya, the number of bars there is striking, given that tourists never go there unless they are lost. So why so many bars, if only ExPats are potential customers? Because so many lonely guys come to Thailand to find a wife or GF, run into a lady who provides amazing sex, settle down into a committed relationship, and then the Thai lady announces she cannot have sex anymore. You have not factored in your Thai taxes, and boy, will you have a paper trail with having to report renters' information to immigration. You'the be paying at least 25% not counting any money brought over. And maintenance? Of course, for 10 years that would be a tidy sum.

You have proffered nothing to indicate it was a bad investment. You spoke out of turn without having any of the details. Tell me how much time do you spend in Pattaya? Of that how much time to you take out of your International Tricking time to spend looking in the rental and purchase markets. Can you give me a specific example? The tools need to calculate if a real estate purchase is a good deal are learned in elementary school. It is basic arithmetic. The concept I use is: Cash on Cash return. If you are not familiar with it google it.
If you can rent the unit for 16,000 THB / month that is a 10.1% Cash on Cash return. How much are you getting from a Treasury Bill these days?
After 120 months the rental income will have returned all your invested capital in the unit and from that point on your return is infinite because you have zero invested in it. We haven't even factored in potential capital appreciation of the 10 years it takes to break even cash wise.
The unit in question was 100 m2 double unit with two full bathrooms that could be rented as is. 10th Floor. Good view out over Soi Bon Cock. 16,000 THB of rent a month in the area and building I looked would have been stretching it. But given the size and uniqueness of there might have been a lot of appeal to a Farang in the right mindset.

Buying a condo is not simple like buying shoes. Be careful. It's not the goldmine you think it is.
Especially if they come along and build something else right in front of your view. Or like in my buddy's case, a Russian disco moves in next door. Then you can read about folks in houses whose neighbors have dogs that bark all night.
I am a 69 year old American and I had no problem finding a girlfriend. I would suggest looking in places like Hua Hin or similar places. Places with high tourist traffic are where you are more likely to find an English speaking girlfriend. I would suggest trying out different places a week or too at a time. Make friends with expats and their wives and girlfriends can introduce you to prospects.
