Some tips I can share:

1. There are lots of Condo Units being rented out. Usual price ranges:

Studio type. 15k / mo.

2 BR. 25k / mo.

3 BR. 30-40k / mo.

I've been to Magallanes and in Palmetto Maa. Hotel-like ambiance and amenities. Elevators, Pool and Basketball courts. Enough free Parking slots.

I've seen pictures of NorthPoint in Buhangin Flyover, they looked nice too.

You can get a lower rate if you do a 12mo contract, the 3BR rate can go down to 27k I guess. Here's one owner / real-estate agent that has about 3 units he owns and he rents out. 09225551139.

The Condo Units in SM Ecoland are heard to be not a nice place to rent, since most of the lower floors are occupied by politicians and their kin, from Cotabato region, so expect people carrying long firearms on that side.

Oases in Obrero looks promising too. But I don't like that area, Obrero is notorious for flooding. Same goes for those Condos near Abreeza. (your unit of course won't be flooded. But the surrounding streets will be)

2. Townhouses.

Woodridge in Diversion Road Maa have a number of townhouses being rented out. Though usual rate is at 40k. But comparing to Condo units, Woodridge is really classy. A team-mate from a basketball team has a place he rents out there. He says some UN expats are the current residents. He says that is common there, expats renters.

Ladislawa has houses being rented out too but I'm not sure if they are new. This village is relatively old.

Royal Pines in Matina Shrine is ideal. Look at this place.

TOSCANA Village in Puan has classy units though small.

3. Apartments.

If an apartment is outside of a Village / Posh subdivision, I wouldn't recommend it as I don't think it will qualify to your taste. No guards.

In all options, always go for the South part of Davao, because of the Water Pressure concern. Water comes from Dumoy Toril so the nearer you are, the better (some exceptions though).

I am at the Marco Polo for a few weeks. No way will I stay at the Park Inn again. This Place is HORRIFIC. I need tp provide a detailed post on my two nights here last July. The Club still has its magnificent view of the ocean and the ships sailing by as its primary asset. Hard to beat such a view. It has also lengthened its hours and dinner is now until 8:00PM nightly like the MP Continental Clubs in Hong Kong. Drinks in the Club, complimentary, are until 10:00PM nightly now. This is very nice.
