Not in the Phils but Singapore, Malaysia and Thailand. All over it was common that some owners were quite lazy on their payments for the management fees.

In all those countries, the management did have tools to enforce payment. First one: Shut down the water supply. Second one: Stop access to the parking lots by the guards at the entrance. Third one: Disable the access card for entering. And so on. The flats owned by those recalcitrant were basically unfit to be used anymore.

Is that enforcement not possible in the Phils?

Again, I stayed at the New Coast Hotel. It was a great hotel with great rooms. The staff and service were excellent. Was it girl friendly, YES. But wait, there's more! Midnight Haven was only 2 blocks away!

New Coast Hotel was basically taken over by LaVie Resort and Casino; beautiful place! The rooms are still the same. The joint venture was incredible! The hotel / casino now has a security check in order to enter the place. I highly recommend the hotel and the LaVie Resort and Casino.

I did a lot of research before I left and here are my thoughts on the food scene:

Manila Bay Kitchen excellent.

Chameleon (hotel) excellent.

Sky Deck very good.

I can say that in many residences where I stayed, especially during covid, went as far as placing a spreadsheet list of units that had a debt, and the amount of the debt, in the elevators. The amounts were rarely small. For instance, if the monthly dues were p1000, the typical posted debts were usually p10 k or more (some closer to p50 k). Additionally for some residences the list was more than half of the units*.

The ideas that you suggested are good and make sense. But several items will disrupt the process. Filipinos are by nature disinclined to contact anyone about trouble. They are often willing to take it on the chin to keep harmony. Also most residences don't use key-card access for the elevators or doors, its an old fashioned key lock. Final call would be to evict. I will PM you later.

* Separately from condos, recently I went to view a unit at a gated subdivision in a province. Relatively new subdv (7 years old), with single-building, twin-unit townhouses. Two units in one building, 2 and 3 bdrm. After viewing the unit and not caring for it, I thanked the realtor and was about to depart. She had several others she wanted to show me in the same subdv with different floor plans. We visited 5 in total in about 1 hour. In every unit, taped to the wall, were past-due utility bills and shutoff notices, some of them going back 3-4 years. It can be shocking to think of how many people are willing to invest millions of pesos to purchase, then spend years not utilizing the product. Seems to be a way of life here.

Sure there are onsite options but all in you are going to pay at least the same as a regular barfine. It can be a great night but there is no Soi 6 equivalent where you can be in and out for 2 k.

Don't forget that there are also several short time hotels within walking distance where you can take her for as much fun as you want at normal rates.

I'm not trying to dissuade you. I had a great time. Just go in with eye open.
