    One of the massage shops closer to Sukhumvit on Soi 11 is Hollywood Waxing and Massage. Before the lockdown the girls would sit outside on folding chairs after about 7:30pm. Can't say I was struck by the irresistible attractiveness of any of them.

    I never went in because I am definitely not a massage shop guy. But about a year ago I met a moderately doable girl on one of the dating sites who soon told me she works there. If she is any representation of the level of service you get there, it was abysmal. First it was No to everything; DFK, DATY, BBBJ even as mere oral foreplay and of course BBFS. I assume the usual deal in the shop is a bad massage followed with a bad Hand Job. Oh, the horror.

    I have never seen any locals in the ones I frequent but that does not mean locals don't go to oilies. So it depends on shops. Japanese has magazines and web sites cover oilies. One example is g-diary. You won't even see farangs in many of the shops listed and never mentioned on ISG. Usually these and the ones owned by Japanese will have better service.

    My observation is that MP business is good. Like 102 which is the more expensive one, the customer only have choice of 60 minutes or less during weekends, and there are other places eliminate the 2 hours option so they can serve more customers.

    In the last few years, many start to offer more jacuzzi rooms and air mattress so it becomes more like soapy so they are taking business away from soapy

    As for real estate, just my personal opinion, I want an address on Sukhumvit so I only look at those that are on Sukhumvit and there are many available. Bloomberg reported there are 100 K empty condos in Bangkok. The economy is hurting everyone including builder so they don't have advantage. Who else can you rent an old multi-stories building to that is doing well and utilize the whole building. If you view it from the landlord's perspective it is not a bad business in this case and you probably don't want to sell during economy downturn.

Financing for such construction projects is difficult to find and financial institutions may find it very hard to even survive after this pandemic "ends". Even the free flow of cash from China may find currency restrictions and business operations significantly impaired or even destroyed from the economic devastation that is upon us. So unless the people putting up a building have $100 million in cash somewhere, the likelihood of any major building projects coming up in a city near you will be zero.
