Shinimamiya holding Tobita isn't a safe and clean area. You'll see homeless people and junkies, and it smells like public toilet here and there. There're many bad and cheap hotels. I think decent hotels are these in that area.

I think the key is to appear neat and clean. Japanese girls especially cannot tolerate guys with bad hygiene compared to other ethnicities. And also keep your nails well trimmed and clean. Just be nice to them and don't forget to be generous. Good luck!
