When I was there, I saw the mismatch. There were about 80% at 50+ age group, less than 10% of younger guys and the rest looked like local dominicans. The older folks mostly took a seat in the bar, or on the roadside, had a drink and watched the scene. The younger guys were walking back and forth on the street, this one guy must have walked from end to end every 10 minutes. When he stopped to talk to same chicas, they would turn him around and push him to walk away, it was funny to watch. The young black guys were always on a group, some of them were young, but quite big. I will watch them to pick girls who are non-negras. There were these two thin girls, it took me 30 seconds to leave them as one did not have a cedula and other was so thin, I was afraid of being on her top. A while later I see these two walking with three really big black guys to cabana caly. My first thought was, wow these two young girls can take that pounding from three.

On my way to the pussy Mecca. I have noticed that the guys are getting younger. The word is out and that may not be good. Young guys tend to me more cocky and reckless. This can be a turn off for older gentlemen like my self. I have read reports from people who are tured off by the hip hop culture. It is quite alien to me but I wear a belt. Here is where the confusion lies. The rental mentioned was a condo / apartment, likely a one bedroom, in very nice conditions.

Renting a house for $500 US a month is possible, but much would be much simpler, without the amenities.

Example, in Santiago, 3 BR, 2 BA apartments are available for about $250 US a month (unfurnished) with Dominican (questionable) management.

But this is with occasional water and power outages. You would learn about "inversores" or large household batteries, to cover some power needs during an outage.

A good reason to get familiar with an area, and learn about reliability of electricity, water, etc.

The key to rentals in DR is management.

Service is often poor, and landlords can be foolish, driving away tenants with poor maintenance, etc.

I looked at airbnb and found houses and villas ranging from about $600 US to over $2000 US.

Suggest you go to airbnb website, query Puerto Plata, and enter a multi-month stay so see what is available and the monthly rent.

Try it for a vacation sometime, to see the area, property market, etc, and you can talk with owners to see if a long-term rental might get a special rate.

Would also suggest you look at various locations, not just Puerto Plata.

In my eyes there is a difference between a house and a villa. I lived in a huge 3 bedroom two bathroom house in Puerto Plata for $275. A month, not the same as a villa in Casa Linda and the prices are reflective of the difference.

Who knows what the economic / financial situation of the DR will be in 10 plus years? Only 13 years ago it was in collapse with the peso at 56 to the US dollar. Five years later when I first came it was 28 to the dollar. Now it is nearer 46 to the dollar.

I expect at least one worldwide recession within the next 10/12 years. How will that affect the DR and board members' planning? (Not that I personally will be affected, unless it arrives damned quick).

You are just fantasizing, MSClive, and I had admired you as a very hard-headed person. In ten plus years your dick may have dropped off. How would that affect your choice of retirement location?

Just type in your destination, time period, and you will get a variety of options to choose from.

Very interesting site for short term travelers, but I imagine most renters would be interested in long-term rentals as well.

Yes, I will be back in DR at some point, not sure when. I will let you know ahead, if you are there, drinks will be on me. Charles sent me a good reply when I was planning for DR, I regret not taking him for a drink. I am looking into Eastern / Central Europe for the next trip, followed by Manila.
